Any experts? I'm looking at a property that has significant amount of artex throughout the hallway walls and up the stairway walls.

I know there can be the possibility of asbestos, but how much of a job is it if you just don't want artex walls? Must it be removed or can it be covered/plastered over?

The walls look in good shape, well maintained and no obvious cracks. What are my options here, other than just having a very large back-scratching area?

Just get it skimmed over if it’s not too thick. Or you might be cheaper building a new house with the cost plasterers charge.

Take rough edges off cover with bonding and skim suggest you take sample just in case asbestos in usually very low but best to get it checked. Doesn't cost that much to check

Denib it Then seal it with zinser.
Then either
Easifill
