New Everton Stadium

The title may well still remain with Peel but there would be a charge (similar to when a mortgage is placed on a property) which would stop any other change of ownership/title without the approval of Everton/a.n.other entity. This "charge" will appear on LR documentation.

Is it not more likely that they have entered into an option agreement. A transfer of ownership without planning is a bit risky in light of the hurdles they will need to jump. If this was done in August you would think that it would appear at LR imminently. If anything appears on the land registry entry from August it will be interesting to see who has the benefit of the option, although not surprising if some obscure named company has been created.

Looks like there are less than 100 seats still available for tomorrow night and that's including the Upper Bullens of the away allocation, so likely to be our best home crowd of the season. Tickets costing around £40 too and it's an inconvenient day/time with work etc.

Anything less than a 50,000 stadium would be ridiculous. I'd be happy with us starting at similar to Bilbao initially (53,000) with the option to expand to 60,000 if needed.

Not to mention the fact that a quarter of the seats at Goodison, by the club's own admission, have obstructed views. Imagine the sort of crowds we could attract to a state-of-the-art stadium if we had a top 4 side!

I know that some blues seem to want our new stadium to be even smaller than St James' Park, but that just wouldn't make sense.

As is reasonably well known, AFC Wimbledon have long been campaigning for a new stadium back in their home patch of Merton. Yesterday, the last green light was effectively passed with the Sec. of State Sajid Javid saying that he did not wish to 'call in' the planning application for a new stadium, currently with Merton LBC. The accompanying letter, copied below, makes for interesting reading, particularly with regard to government policy on the matter.

Town and Country Planning Act 1990

Wimbledon Greyhound Stadium, Plough Lane, Tooting, London.
Application reference: 14/P4361

I refer to the above application which has been the subject of third party requests to call in for determination by the Secretary of State for Communities and Local Government.
The Secretary of State has carefully considered this case against call-in policy, as set out in the Written Ministerial Statement by Nick Boles on 26 October 2012. The policy makes it clear that the power to call in a case will only be used very selectively.
The Government is committed to give more power to councils and communities to make their own decisions on planning issues, and believes planning decisions should be made at the local level wherever possible.
In deciding whether to call in this application, the Secretary of State has considered his policy on calling in planning applications. This policy gives examples of the types of issues which may lead him to conclude, in his opinion that the application should be called in. The Secretary of State has decided, having had regard to this policy, not to call in this application. He is content that it should be determined by the local planning authority.
In considering whether to exercise the discretion to call in this application, the Secretary of State has not considered the matter of whether this application is EIA Development for the purposes of the Town and Country Planning (Environmental Impact Assessment) Regulations 2011. The local planning authority responsible for determining this application remains the relevant authority responsible for considering whether these Regulations apply to this proposed development and, if so, for ensuring that the requirements of the Regulations are complied with.

That wasn't what happened. Gregg said he could attain (not provide) a 'reverse mortgage' on Everton's share of the development, which the then board decided was too risky a strategy. Which given the context of our tenuous league status at that time was risk averse but partly understandable. Looking back it was obviously a massive missed opportunity.
yeah, 40m EXTRA debt at that time could have totally killed the club. Still a huge shame though

Without being privy to the business plan (stop laughing at the back) there is no way of knowing whether KD debt would have been detrimental or not to EFC.

Just need to hope this second chance at a dockside location doesn't fall through.

The site wasn't nailed on anyway. I think they asked us for our contribution knowing we couldn't provide it. An Arena/Conference Centres has done wonders for the city anyway, so if we build a stadium on a different dock now everyone will have had a result.

This seems the most likely scenario.

I looked about 10 days ago for my brother in law and couldn't find one seat that wasn't obstructed.

I would like to know what the cost difference is between say a 55,000 and 60,000 seater. I honestly think we could fill 55,000 or there about most weeks - with competitive pricing. If the cost difference is minimal, build the 60,000 and give 5,000 away to local charities, school kids etc. that way, we potentially create new fans and also if the club starts doing well and gates increase we have the additional capacity ready and waiting.
