How are we actually going to find that money. I just don't see Farhad Moshiri ploughing that sort of finance into it.

Does anyone have any genuine insight into the type of external grants or funding that might be available. I dare say EU money will be a non-starter soon.

We desperately want it to happen but how?

You don't build these things by dipping into a pocket and withdrawing real cash but the fact that Mosh has assets well in excess of this will enable him to get a loan, a mortgage for a better expression.
 
On the naming rights, Arsenal's total build cost was about double that and the original naming rights deal was only £5m p.a. when initially struck though it has been increased since.

The upper end for a CL club in London is probably 3x what EFC can get if you assume a similar relationship as with shirt sponsorship.

I've basically assumed a total build cost for us of £500-£600m, LA/grants at £25m (Spurs getting £27m in London) and £50m naming rights for a 10 year deal. We might do better but I would not plan/forecast on it building a funding model. My best guess. No more than that.

As I said, only Everton truly know what they think they can do and maybe Moshiri's links might enable us to do better on naming rights but we do need to be careful with the "fair market value" test if we aspire to regular European football.

I should add that I know Spurs Operations & Finance Director professionally. I don't have any access to the detail of their funding model beyond what is public but I can say with some confidence that the broad elements outlined in my original post are the core of the model.

You'll get much more than that from naming rights. Arsenal got £100m a decade ago, which was about 33℅ of their build cost. Ok, they were a successful London team but sponsorships in general are bigger all round now in the prem. A good chunk of the build cost should be covered by naming rights.

The rest of your post I'd agree with. Bank loans offset against future ticket sales is going to be a big source of funding assuming the owner isn't going to be benevolent, but any club will want that to be as small as possible. Enabling residential or commercial developments near the stadium will surely also be looked at, especially if the location is a good one.

And they renewed the rights deal 4 years ago for another 150mill.

I refer you back to my post above. Based on shirt sponsorship comparisons a CL club get at least 3x Everton's new deal. This is the best guide to what we might do on naming rights. Divide what Arsenal/Spurs achieve by 3 and work with that...unless Moshiri pulls a USM FF style mates' rates agreement...and can navigate the UEFA rules if/when we are in Europe. Some realism is needed (at the risk of sounding like Elstone!).

I think the value depends on how iconic the stadium is. If it is as stunning as has been indicated and we are showing some signs of being competitive, there will no need to discount the Arsenal and Spurs figures by a factor of 3. I would think more likely at least half or more.
