TBH cannot see Peel letting the land go at a reasonable price, add to that often Peel have great ideas on paper but never seem to get round to starting them.
 
Lads the docks won't happen. Every piece of land from RSCT down to princes dock is ib for regeneration. North end of the docks to RSCT is part of the peel ports master plan, its part of thelLiverpool 2 overall development. The deep water post panamax container terminal when built will see projects move onto the redevelopment of the land to where this contained.

Down towards town is the liverpool waters project which will be going ahead, all land has been allocated and assigned.

And people are aware that from millers bridge north it is sefton mbc and not LCC that is the local authority

I don't think the Liverpool Waters plans are that fixed. What is proposed is a concept, like a master plan. It will be subject to many changes over the coming years. As I mentioned previously, I think incorporating a stadium into the scheme would be a great ideal. Like a focal point for the first phase of the scheme

The area north of Costco is classed as Everton as well according to the road signs. Be great to gave a stadium actually in Everton, on the banks of the Mersey as well

The plans have been amended after consultation with various agencies, planning permission has been granted for whats on paper now (I.e. the number and placement of towers) when full planning permission is applied this just goes into the details like the materials used, looks of the building, uses etc etc
 
I dont think any of these peel holdings developments will ever get built. Where is the money coming from? Where is the demand for skyscrapers in Birkenhead? Its all pipe dreams and looks like something from sim city.

The north will only boom when the country stops being so bloody London centric, ie never.

Plans can be amended easily. All theyre really looking for is the principle of development on certain bits of land.

For the time being Shanghai Tower remains a concept. The naming of it is Peel's way of trying to secure Chinese investment. I work in regeneration and I've seen a thousand schemes which get revised many times between the initial planning designs and construction. I'm not saying they will include a stadium, I'm suggesting it isn't impossible

Nothing at all to with Chinese investment in the slightest mate, it was to do with what they want out of the project. I understand what your saying, but being involved with this project I'm fully aware of where they are upto.

the concept stage I.e. changing whats contained within the development has passed, the planning has bern submitted for phase 1, and that was a lengthy drawn out saga. To include a stadium or radically change any proposals to the layout, pathways etc will require a resubmission of the entire development, that will not happen. They've already had to scale down the buildings from the initial concept around 3-4 years ago

I've attended meetings, consultation hearings and much more. People will have there opinions drawing on past experience, but I'll bet my left nut that it will take a major major issue for them to even consider revisiting the current layout.
 
As said in my earlier post yet to see Peel actually go through with a project and build. Their schemes are no good to us they are on paper and planned to be spread over many years, we cannot wait for years and years for a new stadium. If you are relying on getting in a Peel project like the ones mentioned think you won't see anything this side of 20 years.

Mate, I'm not doubting your knowledge on this and I'm not suggesting for a second that there is a possibility that they will amend the plans to include a stadium. I am just suggesting that final plans are not always the final plans. Developers often get planning for a scheme, only to amend the plans to suit changing demands and requirements. I see it day in and day out. Liverpool Waters is a 30 year project and things will change

Pretty sure they were forced to when Italy held the WC in 1990 and tons of new grounds were built by the government.

Shared since 1947 mate, and it was far from a new stadium they added a tier over the 'arl 1 which explain the huge towers as the new bit is kind of suspended over the arl bit, the facade of the original stadium can be seen through the new bit.
