Being associated with an iconic stadium on that waterfront would be a godsend for them, handing them a globally recognised brand for their interests in the north end docks.If all they wanted to do was to build on the North docks, they could've just bought land to build on the North docks. Peel have been trying to kick start this project for 7 years. By putting a stadium there they have actually complicated the whole issue. Plus, there is a whole load of competition for anything they build from China and the likes.

Who needs that? Your saying that they're using the stadium as a "Trojan horse", an in, to add further developments on Liverpool waters. Liverpool Waters is an addition to what is already a world renown waterfront, there will be, and is plenty of interest anyway. Any addition of a stadium may well increase the interest in the area, but if it is hugely successful in increasing the appeal, it will only drive up any price that our owners (or others) will have to pay for the land. The only people that a huge increase in the surrounding lands value will benefit is Peel.
In my opinion, there is only one group of people that need the stadium on the waterfront and that is the club and all of us as Evertonians.
But we've already bought the land where the stadium etc is to be built. Sorry, don't understand your post. Peel have failed for a decade to get anything started here. We will kick start things for them and have a great stadium in a fantastic location.

Peel would've got the stuff in the original masterplan built, it would've just took longer as the waterfront was only coming from the centre northwards. It's now coming both ways. They have interest in development there, and that was before Everton even looked to buy the land. The Lexington for example will break ground early next year, that's been 3 years in the making. The hive will follow soon after, then further developments will come off that. There will be a minimum of 3 high rises in very quick succession, but all towards the prince's dock area. All our stadium will do is accellerate development from the other end as well.

The payback per annum was based on a £300M stadium. It wont be £300M. Never in a million years will this run to that budget. I'd say you could almost double the figure in the end.
And what then? Still doable you might say. Then I'd say that our ability to make it just doable would be premised on the nature of the industry and its fortunes. What if collective bargaining - as is likely - breaks down over broadcasting and the elite clubs fashion their own package or sell their broadcasting rights individually? We would be swimming in debt for a generation with no real means other than charging more at a stadium to service that debt and pay it down.
