There have been so many twists and turns, its hard to be certain without delving into the thread. But iirc, UNESCO got shirty, Kopites on LCC joined in about Liverpool losing its WHS certificate, but the compromise was agreed height restrictions on the buildings on the dock side.

The tv money bubble to burst and matchday income to once again be a differentiator in terms of revenue which will be great for Everton when they find it has a stadium 5-10k smaller than the teams it’s trying to compete against.

So we're going to spend an unholy amount of money for an extra few thousand seats that will rarely be filled and have no bearing on our ability to be successful on the pitch on the off chance the footballing equivalent of the financial crisis of 07/08 happens. An event which can't be forecasted and is currently no more than an abstract idea in the heads of football fans.

You know I don't really fancy taking that bet.

500 corporate seats would deliver more financially than 5000 season tickets seats
it doesnt, thats why it wont be 60000.
when throughout our whole history have we had an average gate of more than 55000?
 
Agree to the point that the stadium could and should be able to be increased in capacity (I suggested that several months ago myself)

However my concern is the bit where you said about being land locked.

We are building on a side that literally can only be built on one side - the other three are water. Doesn't get much more land locked than that. Weve got a footprint but theres not endless space. There wont be a car park or hotel or alehouses or anything.

Its going to be pretty basic id imagine and unless we are very careful planning the original design we wont have space to develop.
Currently plenty of space for whatever we want to achieve, I drive past twice a day.
I haven't seen any final plans though and you are spot on that we have to be careful that we don't get locked in at the sides.
I wouldn't worry too much about the pubs etc, we will just do what City do and have "pop up" facilities for food and drink within a fan area.

going from 55k to 60k could take the cost from £500m to £600m. the extra seats cost disproportionately more than the original seats. So, yeah, financially it does make a huge difference. Especially if you rarely fill them, or fill them with discounted cheap deal tickets. £3m a year from extra season tickets (asuming there is actually demand) will take far longer than 40 years to pay this extra back once you factor in inflation and interest etc.

So many of our fans are completely blinkered with blue tinted glasses, its crazy. Like a bunch of kids in a playground going mines bigger than yours.
 
Hate to link to the red echo but, seemingly good news that council financial auditors have backed the council model for loan, however still waiting on the club for info on Capacity, design, planning implications, stadium cost and remaining funding plans.

Seems like at our end we’re nowhere near if we haven’t got any of these things sorted. What have we been doing all this time?

what am i going to tell my kopite mates if we move to state of the art 52k stadium on the riverfront,omg!
they will be taking the piss out of me for about 3 mins!!!!
