I think it might be jarg if im honest, largely because we would need an enabler/commercial partner to build a ground, there is no way they are going to put retail or offices etc in the park.

The docks would be perfect commercially. It would be great to have a dock tramline.. It would be a great financial boost to a much neglected area. Flow towards Speke, through edge lane, or north to m57 would have to improve. I would love it to have a walk up to it, fresh food stalls, rides for the kids, small stands to give a platform to local bands. Something that would benefit the city on match day, not just Everton, and make it a viable tournament stadium.
We would be next door! The two closest grounds in the world surely? Touching each other - maybe build a purple peace wall between the two of us.
The other end of Stanley Park near Goodison is where all the listed Victorian stuff is + the three lakes and it has only just been restored no way will we be allowed to build at that end.

It's still debt that would be hard to find a financier for as it's not a resellable asset like a house which is why we need an 'enabling' partner to put money in.
Maybe our friends in BVI would like to offer some financial arrangements though.
