Yeah, there were a few changes to the design during build, much of which due to the introduction of NFL and their extra requirements. Not sure how many people know, but the NFL changing facilities are on the opposite side of the stadium to the football ones, as they need MUCH bigger rooms due to squad/entourage sizes. One fall out of these design changes were that the price rose quite a lot,

The reason the cost rose was because we were unable to get a fixed price contract with any contractor and didn't want to compromise on quality. And also some minor design changes.

The reason for the delay in opening was - as you correctly point out - because the electrics and fire alarm/sprinkler system weren't installed properly.

I could have sworn they managed to find room for a few hundred more seats at one point.

Yeah, optimising the capacity as we went along, fitting a few seats in here and there in a 60k stadium. Not suddenly reasling we have to crowbar in NFL facilities! They were always in the plans.
 

…..never been involved in building programmes but I have been Involved in plenty of projects and there’s inevitably slippage.

I know we’re due to kick-off a new season in the stadium but I have no idea of the estimated completion date. If it’s due to be finished the previous Oct-Apr then there’s wiggle room but if it’s May-Jul it’s not likely to be ready in time.

I wouldn’t start panicking yet we are not due to move in till the 24/25 season. I would imagine that we need the stadium finished and certified for May/June of 2024 so we can play some pre season games in it, and test it. but they have a long time to pull it back in from it being behind and once we start getting closer to the actual completion date the contractors will start hurling men and money at it to get it done on time.

May be a misunderstanding here, but I'm not suggesting that the NFL capabilities were design changes, just that there were design changes requested by the NFL during the build. which led to, in my understanding, an increase in costs. I don't know it from personal experience, just from working in the industry you hear lots of stories. One story I had heard was a frustration within the design team as to a moving target for parts of the stadium and its final design.

I also never suggested that the Tottenham Stadium was built using a GMP contract, but rather that even while we have one, design changes on our stadium will still lead to increased costs.
 

That's some commitment to sweating that stadium.

While you're here let me ask you a question: is the week 50 image in the Construction Management Plan a guidance only, because if this is week 50 it's not where it should be, obvioulsy.

Treat it as guidance. The images are less detailed 'beautified' images of a much more detailed, more intricate gantt chart that the team will be working to. They will likely be having bi-weekly programme meetings at this point to alter what they need. When the project picks up, they'll more likely be weekly.

The images may well represent a %completion, but not necessarily be the same objects that are included in that %completion. For example, they may be a month ahead on the east stand, but a month behind on the South stand roof. Their manufacturing process will mitigate most of this though, but is clearly still subject to any supply chain pressures.

There is also loads of opportunity to make up for lost time ( if that is the case). Its all within land secured by the club, so third party issues are minimised. They are trying to maximise use of DFMA techniques (Design for Manufacturing Assembly) to speed things up.

Time on projects is usually lost at the back end. Or rather the time taken to finish off and commission is usually vastly under estimated.

At present, we are in probably in a phase where the site can be flooded with resources to speed progress without it becoming inefficient. That tends to get more difficult as the project progresses and the work becomes more specialist.

It's tantalisingly close to taking shape this stadium. The next stage up to Christmas will see it really materialise. It's exciting.

I think we all know we have to be patient because, essentially, it'll take as long as is necessary for it to be done properly and safely...for construction workers on site building it, and for fans when they attend.
