Thats what I said.

Football ground has one user. Usually. Office block can have anyone. Agree on on the long term debt/bond issue. Its what pension funds crave.

But having a single income stream, can push said yields north of a shopping centre.

But it matters not one iota what happens to the stadium to the people financing it through buying bonds, the only thing that matters is the bonds are still worth the debt, and in this case so long as Everton have match day revenue be it from playing at Goodison, BMD, or the moon, then they still get repaid, the stadium build could be scrapped for all they care, their money has not been lent using it as surety.
