I think the south stand incorporates the corners. The east and west just the straight stands alongside the pitch. They are all the same height. Probably explains it.

Something is off with the math if the South stand is the largest. If you times 13000 by four we are still short of the capacity by nearly a thousand. We also know the North stand is quite a bit smaller, so the side stands will accommodate more people than the South unless the 13k is not counting the corners and is significantly larger. I'd take a guess that it does else it would be marketed by the club as a 15/16k stand.

I believe Terry ( Timber ) is a big Blue. Also most of the people I've spoke to in the BM pub have been Bluenoses.

Yes, based on original plans. It would have been. Then it'd have been about the club arguing their case against Historic England / UNESCO with a government that would ideologically never have stood in the way of regeneration and the private sector getting its snout in the trough.

Basically the stadium could have been very different if EFC would have stood their ground. I think we all know that in retrospect.

If LFC had secured that land there would be a very different design and build at that dock.

These were the numbers I counted. I was about 4/5k out as I couldn't count corporate facilities and probably miscounted the odd bit.

North Stand holds 8,600 (upper & lower)
Away end holds 2,079 (lower tier)
East Stand holds 12,400 (upper & lower)
West Stand holds 11,100 (upper & lower)

I basically got around the 47k mark and that was me literally counting every seat on the plans lol

Edit- I've actually found some details and it's as follows

Stadium Capacity
52,888

43,880 will be normal seats
5,334 will be premium seats
448 will be Box seats
2,968 away seating (so I was put by 900 lol)
258 seats for directors, media and non officials

not sure I agree with you on the first point when planning is concerned. The latter point I think you may not be far wrong. There may be opportunities for a flying freehold to increase over their roadway to increase the upper level (reducing the window marginally) if the numbers stack up as it being worthwhile.

Absolutely no way Everton should have accepted anything other than that.

Look at the width of that road the midden next door has. (BTW, in all the videos I've watched of this build I can never recall a vehicle going down that UU road).

It's not a new thing. It's been an ongoing 'thing' and an issue that many are exercised about (that North Stand). Take a look at this thread.
