Is it £70m short, because the Prudential Loan / Mortgage the Club has is secured on Goodison Park.The Pru get the first £2.75m of season ticket sales every year,that's why ST are paid to a different Everton company that was set up to facilitate the loan. That's the "Securitized" bit. But the stadium and land it sits on act as security, which is why the brainwave of giving away a chunk of it to Sodexo/Kitbag to build Everton Place hit the buffers. Apparently the CEO didn't realise you can't give away part of an asset that stands as security to another person/company without their consent.and the terms are that there is no early settlement allowed and every penny has to be paid even if the Club could afford to pay it up now. The Pru loan still has around 16 years to run at a cost of £2.75m per year, so that's another £44m or so to be paid. Naturally the Club can ask for the terms to be renegotiated and a settlement figure reached, but iirc the interest rate is around 9% fixed for the duration of the loan. That's probably a better deal for the Pru than they would get from commercial loans to-day, so would there be any incentive for them to play ball?

The model which Elstone extolled for a new stadium of public and private investor ownership of a new stadium makes me wonder how Everton can leave GP to become tenants in a stadium owned by someone else and in which they would hold no equity, and not be forced to settle the Pru loan. There would simply be nothing left to secure the loan against.

However, if he went for this Elstone scheme, and I have no doubt he would if it were somehow offered, Bill Kenwright would have finally sold everything the club had built and worked for in the 120 years or so before he and his chums got their mitts on the club.

That's quite something to think about. He will have sold everything the Club once owned to stay in power.

50,000 is ideal,since moving away, i find it difficult to purchase tickets for myself and my daughter. i have shares registered in my name, but i am unable to buy tickets for my daughter, only the share holders name is allowed. we would like to go to the city match, but i am the only 1 who can go. if its a 50,000 arena, so be it, but tier it so that the noise from the fans is heard. go for it, it's the only viable solution, for investors.
