New Everton Stadium

You're right, but at the same time, at a price of £760m (according to Moshiri, if that's true), you would probably expect a 52k stadium to have a closing roof, with all the additional flexibility that would give. It would've been the biggest covered concert arena in the North of Britain. Owners often inflate or conflate the cost of their new stadia with whole project costs, to add value or perceived quality to their investment.

Examples of cost for comparison: Meis design for Roma's 52k proposed stadium was just £300m. Feyenoord were getting a 63k triple tier, on partially reclaimed land with a closing roof for approx £400m. I think costs went up to £500m+ due to increased material/construction costs post covid, so they've put it on hold.
Lille got a 50k triple-tier stadium, with closing roof and folding pitch for <£300m just over 10yrs ago.

The Lille project wasn't just the stadium build though, it was a huge project which included a new stadium as part of a wider project. The whole project was 600m

Romas stadium was never built so not worth comparing and same with Feyenoord.

Not sure if I totally believe those figures but I suppose there could be mitigating circumstances such as do they sell a less than ideal view as a season ticket (thus discounted) because they would have trouble selling as a GA? You'd assume they would just sell it per game at a lower price but we know we don't.

Could there also be some sneaky marketing ploy to say look how good we are but then only sell a hundred seats at that price? The other thing that goes against us in this instance is the percentage of ST holders, as you know to ensure we had a quantifiable fixed income they've allowed that to be the highest of any club and therefore they are leaving a lot of cash on the table. Do they price the ST to try and break that knowing the demand to come to BM will be there? At the moment a GA ticket is £55 so £1045 to go for the season. I can see that going to near £70, an extra £260 a year for all the games. Anything a few hundred pounds south of those figures is still a useful discount for being a ST holder.

I expect the demand for the South and West stands to be through the roof so there may well be competitive pricing on the North that could bring down my figures but I still doubt by too much. As you say the large discounts for the age ranges will remain which kind of makes it awkward to project exactly how much more we will make.

Yes, I agree, I'm also not sure about the accuracy of those figures.... and as you say the cheapest tkt list can be corrupted or just token gestures for effect. There will probably be other tables on line for better comparison.

I think clubs' tkt prices normally reflect the size of demand and availability (capacity). In our case, with a limited capacity and a lot of obstructed views we kept prices low enough for years (especially to attract kids) to at least put bums on seats, and eventually really squeezed that number of walk-up tickets.... to build a waiting list, as more and more people wanted fewer and fewer decent seats. How that all translates with increased supply of quality seats at BMD, is yet to be seen. So, I'm not sure how far we can push that ticket cost envelope, before people feel less need to get a season ticket and/or elect to pick their games, in the knowledge that there is approx 30% more availability.

Of course, if there is far greater untapped demand out there, then that's not a problem. West Ham had to cut their tkt prices dramatically to fill their new stadium. They had never averaged over 36k in their history. Of course, they could afford to as it was a freeby. They now appear to have cashed in on the massive floating vote in the capital and home counties by stacking'em high and selling'em cheap, and are getting 60k averages. Their matchday income barely budged for the first few seasons despite that gate increase. Rising steadily in the last 2 seasons with a new generation now hooked.

That's why I've chosen Lille's actual stadium cost as a direct comparison. The ancillary developments are not really relevant when you're comparing stadium (as opposed to full project) costs.
Roma's and Feyenoord's were both fully construction costed too. Roma's collapsed through Italy's notorious planning bureaucracy, especially in Rome.... and Feyenoord was principally due to the cost hikes post-covid, which also affected the massive commercial and residential enabling developments, that were part of the scheme.

The Roma project is still up and running, though going at a snails pace. But they're looking to start work in 2024 once everything is confirmed end of this year.

Stadium build and infrastructure is estimated at 562m

Didn't realise a current adult ticket for Goodison is £55 - yikes. Haven't been for about two years and won't be going any time soon due to location anyway, but that's an almost £100 day out for me if I were to be going (£15 transport, £10 something to eat, £15-20 drinks due to others I usually go with drinking quite a lot).

If they increase the price by say 25% that becomes £70 for the ticket and £115 for the day. To watch a very poor side that has effectively zero chance of success? Not worth it. Almost £250 to watch the team twice a month? Save up two months and that's the price of a holiday away for a week.

I'll go to a game early on just to check out the stadium, but I'd not be able to live with myself knowing that my hard earned money is being spent on crabs like Keane, Gomes, Holgate, Maupay and Alli. And until Everton start getting things right then my money will remain in my pocket.

I think it's a fair comment. A lot of my mates struggle to afford the current prices nevermind any prospective increases. We have to remember that Liverpool still has some of the highest rates of deprivation in the country. While a lot is made of the obvious need to increase our corporate capacity, to increase matchday income, it is also important that we have cheap seats too. Infact, the corporate needs to offset those GA seat ticket price hikes as much as possible, as I'm not sure how elastic that demand is for our fanbase.

Yes, that's a new proposal on a different site for an up to 62k capacity stadium at a cost of €520m.

How was it today @muckers ?

Loads more done since the last time you were onsite?
Lots more of the roof has gone up, obviously. It now looks really “intimate” as Meis describes it. The stands are very steep and it all seems like the fans are really going to be on top of the players. Not a nice place for the opposition.

Internally, it doesn’t seem to have progressed a great deal to be honest.

I was initially told the flooring package would begin full time late August/Early Sept.

Then that was moved to October and today I was told it’s looking like late November.

Oouff

Reading that next season will be a full ‘last ‘ season at Goodison then

Did you get the hint then that things are starting to get behind schedule mate?

No one said anything, the flooring package manager was off today. I’ll ask them tomorrow.

Just about every big project, and I’ve worked on loads, the flooring package gets delayed.

I’ve worked on loads of new schools that have to be open in the September for the start of the school year, our start date is months later than it should have been, but it gets done.

Working late, weekend work etc. it’s chaos but it’s certainly nothing new for our start date to be put back.

If it is delayed until August 2025 I can only assume it is one of two things: 1) we hope to stretch the build out meaning less people on site so hopefully less to pay in the short term and that'll give more time to find a backer for the rest. Plus we will have another lot of TV money go through the accounts and a few more windows should we have to sell a few more assets to shrink the amount required. Or 2) Kenwright is giving himself more time on the off chance we have a good season either this year (not likely is it now) or next so he can be at the closing/opening ceremonies.

Staying at Goodison for sentimental reasons when we need as much money coming in as possible should be ruled out instantly if we had a functioning intelligent...board...erm...
