I'm quite sure that end of the development was an issue for Peel in terms of what they could realistically put there. We've solved the problem for them.

Ultimately, it is an enclosed treatment facility in an existing industrial setting. If it wasn't common knowledge what it was, no-one would be any the wiser.

UU have to meet strict requirements with respect to odours. That's not to say there won't be times when a slight smell is apparent but if it was constant and prevelant there would be numerous complaints to the council, it would be in the press, and everyone would know about it. Aside from a few kopites saying it stinks, most of which couldn't find Liverpool on a map, where are the wide spread reports of any smell? There aren't any.
There is minimal residential property nearby to complain. Smells are infrequent but when it hums it hums at north end of site. Primarily outside Sandon Dock gates if you happen to have reason to hang about there but that would be a bit weird.
 
I can see it going up by £115. This season it works out as being £38.95 per game pro-rata. I reckon this'll go up to £45 per game, then the match day tickets that go on sale being £55 a game the same as they are now. Just my thoughts like.
I wouldn't be surprised if match-day tickets went up to £60
 

Hopefully this infill to the dock wall weathers in...because it looks quite turd at the minute.

Presume it will look like the concrete finish in between the rail tracks eventually.

They should be getting someone in to colour match and paint (with a hard wearing clear coat on top). There also bits where they've had to replace the top face of the wall and and it stands out like a sore thumb, so I hope they address.

There's still enough residential and business in the vicinity that would have a reason to complain if it was an issue. Plus, if it was constant it would have been reported or commented on somewhere, particularly with the amount of people working on the stadium right next door.

That being said, as part of the latest Liverpool Waters planning submission an Odour Assessment was undertaken by someone with Odour Acuity Certification. The only place they were able to detect anything was right outside the WWTW. One of the other smells detected in similarly equal measure was rubber, this would have been related to the United Molasses site up the road and i expect what a lot of people assume is the WWTW.

Ultimately, I've no doubt there will be occassions when a smell is apparent, but this will be rare and we aren't all going to be stunk out in the stadium on match day.

They're building the Park/ Public Realm and associated infrastructure. This should serve as a catalyst for future development of the Central Docks.

How does that compare to other Premier League clubs? Does anyone know of a website link which compares the match day ticket prices?
Its difficult to find or give a definitive average as all clubs have a range of prices and different %'s per ground for season tickets/match day and premium/corporate. However £45-60 seems to be given as typical.

The images you see for that area are not actual proposals though, just an idea what to expect. Peel never develop without other people's money and that's why it's been derelict for so long. They were said to get £55m off the government though to prepare the land and make it interesting to potential developers. I was hoping it was to do with that but Peel usually make a song and dance about things and I haven't heard anything which is why I'm confused.

Peel are useless. They didn't want a football stadium there for 20 years.

That's just inflationary rises though across the board. The question will be do the club use the move to say "you're getting a better match day experience and it has to be paid for" type thing and increase beyond those kind of percentage increases. Soon be finding out anyhow.
