If it is a waterfront site, then imo the one constant is the water. Buildings are not necessarily the context.
Would anyone like to incorporate kinetic architectural design and give the facade the ability to change its look/appearance/shape as and when required?

Downtown Raleigh has a convention center with this type of material. It's nice, and I think you're on to a great idea with that. BUT make it the biggest capacity in the country, imagine the fume from certain residents of a particular stand at our former ground.

Why make it the biggest capacity? If we don't fill it it would look ridiculous with empty seats
