Its a bit further out than what a lot of people may think. My only concern location wise is if nothing else gets built between there and princes dock it could well look isolated and not part of the expanding city centre. Its a good walk from town too. A good 30-35 minutes and not the 10 minutes many seem to think.

The distance from the stadium into town is not too far away from here.

Good. For a major city, Liverpool city centre is tiny. It needs expanding, and a stadium infrastructure project on this scale (£100s of millions) so close to the centre will naturally lead to further development in the area, including small business and housing. It will connect the city centre to the Liverpool Waters area, even if Peel don't develop anything else down there. This is much more preferable to building the stadium in the established city centre (like the King's Dock proposal) because it gives more scope for the project itself, while also benefitting the growth of the city centre core.
Pretty much all of Bristols docks have been redeveloped over the last 20 years or so, and they managed to retain quite a few Grade 1 sites within the new stuff.
