Removing the Park End, would still leave a considerable space for regeneration in the area.
Removing the Top Balcony, and putting on a new roof, would keep all the Main Stand facilities in place, still allowing regular Goodison tours to happen, as well as the lounges to still operate as function rooms.
A new roof on Gwladys & the bullens would remove alot of the obstructed views their, but it would just be cheaper removing the worst seats. A smaller capacity in those Upper tiers would make the facilities more bearable.
Nice to dream, but if it is happening, I think it will be with minimal redevelopment of the ground, and just closing off sections of it, like they used to do for the U23 games
