Any player could leave at any point, doesn't mean it is tied to lack of investment, stadiium build etc. There are probably less than 5 teams in world football who could resist any offer for one of their players, and really only Barca and Real where players who are wanted don't agitate for a move. Look at Pogba, willing to leave the best team in Italy for what is currently the 6th best team in England.
The only way we have to hold onto players is to compete at the top of the league and in the Champions League every season, even then there are no guarentees you can hold on to players. Look at Utd, even at their peak players left to the likes of Real.

Think it's more complicated than that mate. If we're going to go to the expense of a 55/60k seater riverside stadium, we'll need to also have a team good enough to pretty much fill it. There's going to be a debt that the increased attendance income needs to service. This debt would of course be lower if we put a £100k from player sales into the equation, but nevertheless new stadium and competitive team go hand in hand.If it was Barkley/Lukaku for a new stadium.
