You are totally correct mate.

It makes no sense for any new owners to have the stadium as a stand alone investment, even if the regulations permitted.

A new stadium has to be owned by the vehicle that owns Everton, the football club - the value lies in a profitable football club (through gate receipts, sponsorship revenue, and commercial revenues) plus the added NAV of a new stadium.

Personally I believe the same could be achieved at less cost with a redeveloped Goodison.
So in essence, we're of the same opinion as about 5 months ago when first got into this debate on whichever thread - but what fun along the way!!!
Redevelop Goodison -can't be done because of the chippy/newsagents mentioned by someone months ago - I believe them.

First step though is the want. Which appears to be unlikely here..

Wouldn't it be great if the sale had been agreed and some funds were released early for this window!!
**wakes up and realises this is Everton...

That'll turn into "Sale has fallen through" and "we go with what we have"
