New Everton Stadium

No they would rather have a serious stadium proposition then a load of architectural renderings for tower blocks that will never get built, because no one wants to fund them and no one wants a apartment next to a sewage works.

In fact this is quite the opposite, Peel will see this as the spark the Liverpool Waters project needs to finally get it going, they need it as much as we do.

As much as you want this to not happen, soon you are going to have to accept it is real.
When they acquired the land they stated this was a long term project (a five decade vision, as they termed it). No, you can dismiss that as waffle, but I think they can afford to play the long game and wait for a 'spectacular' as it were.
 
You have a point with the loose change part and a football ground has the potential to put some developers off, but it could also attract others. You would imagine there would be a 'buffer zone' between the stadium and the high rises their planning with club shops/bars/restaurants etc. That would resolve that though anyhow.

I'm sure they could make more money out of building tower blocks but then they would have to invest a lot more too and obviously they would want to start at the glamorous end of the docks first. So any money to be made up by BM would surely be 20 odd years away. Why not let someone else do a bit of the work with a small patch of land?
What do stadiums usually have in tow in this country? Retail parks and cine complexes etc. I doubt that fits the grand plans for adding a 4th 5th 6th Grace to the waterfront, which is what i suspect they'd love to happen.
 
My hazy understanding of Peel is they've opposed a football stadium solution. I'm not 100% on that, maybe others can chip in who have more knowledge on the issue, but that is the chatter that's seemed to be there over us and them.

No expert, granted. But the idea I thought was the Liverpool Waters development, which is all fine and dandy in that nice brochure, but is actually currently acres of flattened docks. And has been for a very long time.

If our ground is built at the northern end, ie, BMD, then the attraction to other developers/Peel is to fill in the gap back to Town. Several have already been proposed/planned/started, I think. The Tobacco Factory flats for example. (Got them in Bristol btw).

Just fits to me. EFC at the top, flats, restaurants, plazas, offices, stretching back to the city centre.

Got to say that i think anyone looking to build luxury flats, plazas and fancy restaurants are going to head in the opposite direction to a 60K footy stadium.

The game may now be rehabilitated and gentrified, but not to that extent. IMO.

That's usually because they are built out of town. ;) It's rare a stadium is built in a city centre due to land costs but we have that chance. If our stadium can be multi use and host concerts etc. then it encourages more life, more business, more apartments to live where things are happening.

Peel will understand that entertainment venues and amenities will help them in the long run flog all this land.

Apartments next to that sort of proposal would go down nicely.

Already living out of Liverpool for my sins I know the cost and availability of this is lucrative to some investors
 

I also expect Peel would have been wary of anything to do with Everton at that stage anyhow knowing that we would need the building/land to be heavily subsidised.
It could be they were wary of Everton post KD and DK fiascos as a viable partner/purchaser.

However, I do not trust Peel one bit (and you can throw in Anderson too). I reckon there is a lot of politics and manoeuvring going on here.
