New Everton Stadium

Within our stadium planning docs there was a viability report from KPMG which included details of the business plan and loans we'd obtained. It was buried deep inside, these planning docs and associated documents run to hundreds of pages. Wait and see what docs appear on the council website a little while after the 23rd. There might be something in there, depending also I guess on commercial sensitivities (I don't know if the viability report for our stadium was online straight away or added to the planning site later).

That assumes it's not called in for review by central government ... which I doubt will happen

I can’t see central government getting involved unless there’s funding from the council in the model, then I’d expect them to review that bit but that won’t mean they review the actual planning permission.

This is a major application, especially with traffic impact etc, so it won’t be quick but the publications will help smooth the process as it’s unlikely to get major objections.

I reckon April-may sounds about right, honestly.

Toured Spurs new stadium and they made a big deal about how the stadium traps sound but minimizes it if you’re outside the stadium. Was pretty impressive
 
How long does the planning permission stage of this take? Will we be in for a late Christmas present or are we looking at the summer?
The planners meet at the end of each month and if I am correct only once a month so it depends on what their agenda is each month ,being so high profile and being a blue I would think that it will be quite soon before the RS put in an objection.

Well the Echo arena was around 9 months plus.. not 100% sure on that. If the government have to look at it could be 2 years

on the plus side it might be fast tracked as it’s big companies involved

No disrespect, but the sorting offices are full of casual labour at this time.

you do realise it will be hand delivered and a receipt for delivery will be got ,plus EFC will have duplicate copies on hand and on icloud if needed
 

I'd assume this would be treated a bit differently than an extension on your house as there is a lot more work required from the City to facilitate our stadium than your extension and they would probably want to know we can afford these plans before the City gives it their blessing and starts planning work on their end.

In housing this kind of thing is dealt with by what's called a section 106 agreement which runs alongside the planning process and would be a legal agreement between the club and the city council whereby there are certain obligations and possible financial contributions which will need to be agreed and put in place before the issuing of the approved planning notice. I'm sure there will be similar for the BMD development and we will have to pay or prove funds for any aspect of the works required by LCC outside the red line plan for the site (I.e. The land we own). As long as this is in place they won't care less if we can build the actual stadium (probably a bit extreme that bit as I'm sure they want this to be completed as part of the areas general regeneration)

You have got your wires crossed here slightly. S106 agreements address the impacts of a particular development which should not otherwise be funded from the public purse, otherwise known as planning obligations i.e. the need for highway improvements, additional social, community or educational facilities etc. which would not be required without the development. The actual ability to fund the development is quite a separate matter, and is not something which the planning authority has any direct interest in. The award of planning permission is often the catalyst for attracting the necessary funding, as in speculative developments where someone can see the potential but doesn't necessarily have the money or intention to invest upfront. The whole Liverpool Waters concept falls into this category.

Hoping it's something to do with the external facace with the big home end, the "Everton" on it was just a placard.
