Pretty sobering. So despite having the new stadium it will be decades before we realise a significant financial benefit from it because of the interest paymentsAppreciate that a lot of what they were saying was guesswork but it did clarify a few doubts I have been having.
Firstly, the £400m that Moshiri has "lent" the club interest free is never likely to be recovered and so is effectively a gift to the club.
After the MSP investment is paid to Lang O' Rourke, the club will need to take out a commercial loan for £260m to complete the build.
As we already have commercial loans totalling £220m our total debt once the stadium is built will be £480m (£260m + £220m). Annual interest on this would be around £48m so the new stadium will need to generate at least this amount extra to break even. On the podcast they seemed to think this might be just possible. If interest rates fall in 5 years, then we will start to benefit.
As others have pointed out, it's clear that Moshiri has been forced into doing a deal with MSP as he has no other way of paying Lang O' Rourke. Better to dilute the value of his shares than not complete the stadium at all.

My wife works near there, so I often go for a walk if my car is in for repair and stuff, the whole area stinks some days, its really run down.Yep, just looked at their website photo's, a bit minty.

Lick of paint and it will be sound, most match going fans arent bothered about decor, its all about the vibe.

I see that the Esk commented further on this on the Everton Board thread. He doesn't believe that MSP's £100m (for 25% of shares) has been sufficient to convince the banks to lend us the rest of the money to complete the stadium. This is why he previously tweeted that Moshiri will be forced to give MSP 51%.It's easy to see where the plan has gone astray. Brexit, Covid, the Russia situation and now interest rates that are several hundred percent higher than they were when the stadium was being conceived.
Usually any one of those factors would end up with project cancelled 'Everton that', he should be applauded for seeing it through despite the extras in cost and financing. As the post above says, around half of the stadium has effectively been funded by Moshiri and we'll have to pay the costs on the other. Not great, but not terminal either.
