The reason why football clubs are so valuable is their potential if the money is put in. You can't simply start a new club and build it up to be the size of Everton without spending far more than 200m. Even if we stand still the overall money in football will continue to raise the price of the club.
200m is about right. Frankly I would value it higher and if someone can't meet that valuation I wouldn't trust him with the club's future.

As for assets off field, it Shows on the balance shhet liabilities outgoing with nothing to prove instead of a 15-20 million asset. Thats what potential buyers are looking at

No they aren't looking for assets of the club. They aren't planning to strip mine the club unless that's the kind of buyer you want. They're looking at multiples of revenue and revenue potential based on clubs of equal stature as us.
We made over a 100m last year. A 2x multiple for a club isn't high. I would value us at closer 400 so you are lucky I'm not the one in charge.
