Re-generation often gets exploited by profiteering at the expense of the existing community, which is a shame but I imagine difficult to control.
It's hard to keep grifting out whenever big money is involved. I mean the regeneration of E&C just around the roundabout is a £1.5bn project. It's inevitable that a chunk of that will be wasted or go to the wrong people.
 
Best place to live in U.K. by far if you are young and can afford it, every other city in the U.K. is dull as hell in comparison. Used to enjoy just walking around central London for hours when I was younger, pretty much impossible to get bored and the place is absolutely buzzing 24/7.

Can understand why old people or hermits might not like it though, one of my favourite internet cliches is people who don’t live there trying to convince people who do live there how bad it is.

Why pay £500k for a nice house up north when you can buy a box room in London for the same price

You can buy a two bedroom house in a nice leafy middle class south west London suburb for close to that, granted you could get a much bigger house elsewhere for the same money but 500k can get you a lot more than a box room.
 
I don't mind it tbh, I'll just take any opportunity to quote Alan Partridge. There's so much to do there, and lots of good food.

Don't like the black bogeys that come out of my nose after spending the day there though. Dirty, dirty place.
