Without any shadow of a doubt it will be a magnificent destination in itself to go to if done right. That location could be utilised all year round. Can you imagine any events held in summer there? Will be glorious and look fantastic whilst doing it and promote the good name of Everton all the more.

Peel, or someone else, will be developing it at some point anyway, so best to get control of it to at least have some say.

IMHO keep the dock water, and do a single story or 2 Albert Dock style walkway, with shops, restaurants, sports bar, etc, a canal taxi up to the AD, etc.

Make it pleasant.
 
Need to press our advantage on the waterfront and the city centre. Every visitor should be seeing Everton wherever they go. Every cruise visitor, everyone on the ferry, anyone staying in a hotel on the front. We should be burying Liverpool FC in Anfield and expunging them from the city centre. You know they’d be doing the same to us (as they’ve tried to for years). That is how ruthless clubs behave. We also don’t want them realising their error and buying up a closer sock and whacking a huge stadium on it. Friedkins should buy up what they can on the waterfront and make Liverpool forever regret the sentimental decision they made to stay at the hole punch.

I live about 10 minutes from Texas Live. It’s an impressive complex but I’ve only ever used it for the club shop. Just not interested in spending $40 on a mediocre burger and one (1) beer.
