Everton building and financing a world class stadium on their stretch of derelict land would actually be a great opportunity for them to start the Liverpool Waters project.

Doubt they're playing hard ball to be honest - I think actually being able to build the stadium and surrounding factors are the main issue here.
 
Just a thought - if the land is worth 20m, and we're only committed to buying it if planning is approved, what did Peel have planned for it?

Why not just buy the land unconditionally, and if we cannot build the stadium, either sell the land back to Peel for them to carry out their plans, or build something similar under the clubs ownership?

At least that way the land can be confirmed as bought and give the fans a little more comfort in where the new stadium is intended to be.

The price of final sale will likely be one of the complexities. IF it is on a deal with Overages, it means that there will have to be an agreement of land value post PP, which is then the price Everton pay. That obviously cannot be fully assessed until the full plans become clear. Any agreements now will likely be for a reverse option (which allows overages) and the deposit paid will be on the land value of the brownfield site as it stands. This is the reason why Peel tend to see through planning permission prior to releasing it for full sale to developers.

I'm not talking about a hope and a prayer. The land Peel own may be fit for one type of development but not for a stadium. So buy the land, and if we can't build the stadium, build whatever Peel intended. Win win.

Yeah, got the impression from what I have read that Moshiri was sounding a cautious note so as not to get people too excited before anything is finalised (pity he didn't follow the same strategy in the summer in his messages to Jim White). Whereas Bill was desperate to spill the beans and was ready to ejaculate all the boards plans for transfers and stadium (not smart business practice or PR as things always hit snags).

Do you reckon that maybe Bill was behind the texts to Jim White, maybe he got hold of Moshiris phone when he nipped to bog during a board meeting?:dodgy:

Liverpool mayor Joe Anderson said the council would invest £20m ($25m) in a new road near the planned ground, alongside plans for a railway station.

Just want this to happen because the Reds are absolutely fuming about it. Heard them on the phone-ins today on Radio Merseyside and their heads had well and truly fallen off.

My absolute favourite was the one protesting the construction of the stadium saying we needed the docks to have a transport link with North Wales. It was glorious.
