You're talking about an annual event where folk are mostly drinking, and this will see towards public transport. Plus the arrival and departure times will be quite evenly spread across the day.

Conversely, lots of people drive to the game and this will not change unless there is an ultra-reliable park and ride system in place at the very least. The arrival and departure times for football in very much condensed, making dispersion of fans a logistical nightmare.

A site within close proximity to the City Centre means that the transport links will be better than an outlying ground. People will arrive in the City centre across a wide time frame and by various means. A park and ride would be necessary, but I doubt it'd be of the kind of scale you're suggesting would be necessary. Personally I'd come early and park in L1.

Form princes dock stretching along all the way past BMD has a rather large wall, the one that's pictured on this threads heading.

I quickly (and jokingly) tried to suggest that the listed wall, built by slaves, may be a stumbling block when trying to build a mega structure within its proximity, or even the plans for transport links to the stadium.

I'm sure it'll work out in the end, but it's not going to be the doddle that some think it'll be. Just driving into and parking in town isn't fun as it is.
