What evidence do you have that a stadium would increase the value of land around it? Do businesses or individuals looking for a home particularly feel attracted to those environs?

The £400M s over 20 years and covers Peels construction and infrastructure costs for the project , not like they've got £400M cash upfront.

Whether it's the stadium itself doing this, or whether it's it's the prospect of other developments around the stadium creating speculation I'm not really sure. And of course London property is in a bubble all of its own anyway. But a stadium can be the trigger, especially if it's part of a bigger scheme to begin with.

My point is that they would sell Everton the land and that it'd be it - one off payment. Then they have to hope that doesn't detract from the rest of the Liverpool Waters project.

I underlined that posters should be aware that these BMD opponents aren't to be taken at face value. If Peel dont want this they'll use every weapon available.

No mate. It's a dance. That's what happens to happen.
No David. We ask if they want to sell us the land so we can build a stadium there. They say yes or no. If they had said no we would not still be having this discussion. Even a miserable old fart like you can see that. I feel like I'm trying to explain the obvious to my 4 year old, only I know she would grasp the idea quicker.
