New Everton Stadium

How much extra would we get from once the stadium is built. Extra 10,000 seats which is close to there really being an extra 13,000 or so given how infrequently people want to sit in the really obstructed views. The massive increase in corporate seats would be a huge boon as well.

In the last accounts we earned just £17m, given that Spurs earned £33m with a lower average than ourselves it't not unreasonable to say we could earn more, even taking the London weighting into account.

Let's say we sell an average of an extra 10,000 seats per game. We should be European regulars by this point so that should be 25 home games a season. 10,000 x £35 x 25 = 8.75 million.

Let's say these extra tickets generate a further £5 extra through food, drink and programme sales. Which admittedly seems a little conservative = £1.25million. Now at £10m.

Corporate tickets. Not sure how much we have, 12 boxes or something. This number could, imo easily be increased to 50. Keeping the arithmetic easy let's an extra 400 corporate tickets for £150.

400 x £150 x 25 = £1.5m.

Naming rights could be sold for £5m a year? Maybe more.

The newer stadium should increase other revenue streams such as conference hire etc. Let's just say £1m. Rounding up this is £18m a year.

AS I've been conservative in all estimates i'm going to take the liberty of saying an extra £20m a year. £200m to build = all debts paid off in 12 years or so.

Over at RAWK they are melting down over this news. IF it gets the go ahead as their plans continue to stall we could see the internet implode.

I do love that they're calling it the North Liverpool regeneration though, it holds way more power than a Tesco in Kirkby.

Also the housing being built is massive. The government will push through any new housing projects because the housing situatoin in England is desperate.

Look at QPR's plans, stadium plus 24,000 apartments, and that is on old land that has a use...because they knew the housing side is so hard to turn down.
 

They will object due to LCC objecting the DK plans a few years back by claiming this retail will take business away from them.

How is it decided whether a project is 'called in' by the government, or not? Because the LCC objections to DK only started to gain weight when the government decided to call the project in.

Prior to the 'call in', Knowsley dismissed LCC's objections and went ahead and granted planning permission for DK. I imagine LCC will do the same with regards to any KMBC objections to the WHP project.

I don't personally see the Conservative government 'calling in' a project like that being proposed at WHP, but who decides, what determines whether it is called in or not? If it isn't called in, then there won't be a problem, LCC will grant planning permission and that will be that.

The build starts in January for the new main stand for that lot.
 
The housing i find interesting....is it unrealistic to think if Everton get the land, build the stadium n regeneration etc including housing..that say 500 homes at £50k minimum are built that would bring in substantial revenue in terms of selling the houses private or to association? ?

500 @ 50k is ...25m

If there is enough pressure from neighbouring councils or the local people, they will have to call it in ( Which would roughly add another year to the planning process )
 

With respect, that is a somewhat blinkered view.
There are lots of eminently qualified people who have vast knowledge of how to design, site, fund, and provide the necessary infrastructure needed for a new stadium or any new development, be it shopping mall or whatever, and the club owe it to them selves as well as the fan base to consult with as many as possible to gain as many perspectives and suggestions before casting anything in stone.

WHP may well turn into a glorious new home for Everton FC - I sincerely hope it does, but the fact remains every single aspect of this potential development needs to be researched, costed and considered long and hard before proceeding.

While I largely agree with this statement, it's not like building a football park has never been done before. No new consulting really needs to be done, unless the club hires a development team with no experience. Hire a team to lead the project, and tell them what you want. If the club wants commercial success--they'll get it. If the club wants an excellent football ground--they'll get it.

What's the developer's adage? There is quality, speed, and cost: pick two and you can have them. The same applies to a football ground. You may have a great ground with commercial success, but you have to prefer one over the other or you may end up with neither.

I doubt we would have any involvement in the house bashing side of the project, that is just a vehicle to help push through the stadium element. We will have no input or cash into that part.
 
I know,they do seem to have been over there a lot though in the last 12/18 months and played that friendly game before the start of the season,maybe cogs are turning...........very slowly!its the Everton way!
Well, I hope so. I don't mind Chang as a sponsor. As you say, they've been with us a long time and despite their beer tasting like Buffalo piss, I'd be happy if they stayed, so long as they paid the going rate.

You won't make much money in social housing.

I'd doubt we have anything to do with that side, that's where the council come in
