And your missus and the kids want a gym a swimming pool a cinema room and a 30ftx30 ft kitchen
Budget is the over riding factor
But you make sure your budget is enough to give you at least the minimum required and in this case it's 55/60 k capacity stadium
In a way, yes.

But we have a world heritage site here and the pressure is surely on to make this stadium state of the art and a big aesthetic statement to the world?

I just hope the club dont think that the location is the big deal and then place a perfunctory stadium in it.
 
...in the end the consultation will be a nonsense. It'll be so strait-jacketed that a narrow choice will be presented to fans who possibly think they can influence matters. They really cant.

They may as well go ahead as per KD and DK and present a design and capacity. All this is just PR BS...and serves the purpose of kicking the can down the road for another six months on real decision making.

Oh look, Everton engagin with fans over the proposed move. Bu they wouldn't according to some.

IF the club truly understood and valued the fans then let's face it - we'd be seeing 20 quid home ticket prices and taking the Arouna Kone/Enner Valencia transfer fee hit on it per season.

Now IF Moshiri really wanted to make a statement, that would make one that mattered much more than Jim White Skype calls and text messages

Imagine the good will with fans compared to the cost of doing so - maybe naive but would have thought at least one owner would have seen the huge benefit of doing an initiative such as this

But fans can vote with their feet. Now by that I don't mean holding a biro between your toes and trying to make a legible letter 'X'

I actually mean the fans can show their strength by not turning up, the power is always with the people. They just need to realise it.

As said: not arsed, tbh. I'm no expert on design or what the capacity we can expect short term and medium term. I have an idea what looks ok and doesn't and that's about all. It doesn't mean to say others would share it or that it;d be feasible given the environment or economics. No bowl or running track aside.

Get on with it and stop farting about kicking the can down the road.

Fans would would travel long distances to take up a seat in a 50,00 seater shed mate.

And stop farting about, you complained constantly about the club not having dialogue with the fans. Which is it?
 
Goodison holds approx 40,000, they say we've got another 10,000 on the waiting list for season ticket holders, therefore they'd be mental to make the new stadium 50,000. Can see it being nearer 60,000. Taking a complete punt on 58,672.

The Stadium will not be 50,000, and my guess is that the ECHO are just repeating what was in that released document from the Council that mentioned 50,000 when the most major announcement was made by Joe Anderson etc. This is the latest from the ECHO:

There has also been much debate over what capacity the new stadium should be. Renowned US architect Dan Meis is believed to be the man tasked with designing the stadium and the ECHO understands that a template of 50,000 has provisionally been worked upon.

Everton were forced to abandon plans to build a new 55,000-capacity stadium at King's Dock in April 2003 after they could not raise about £30m to fund the £155m project, and a proposed relocation to a new ground in Kirkby failed amid much acrimony from supporters in 2009.

So why now, with a Billionaire owner who wants us to compete at the top, and a member of the failed Kings Dock bid of 55,000 (Kenwright) still on board would we look to build a 50,000 seater Stadium when we have just confirmed we have 10,000 on a waiting list and have sold out every home game this season?

The RS Echo either not wanting to cause concern to their majority audience or not having a clue about what the actual ambitions are in my opinion.

Kenright said that he has been convinced by the advantages of a standing section. If we can get just one side
a standing terrace then the capacity should exceed Anfield - and that is crucial - without much difficulty.

Yep, but LCC will have the Kopites breathing down there neck at every opportunity. The Council are in effect the `bank of mum and dad` all they are doing is standing as guarantor for 40 years for a princely sum! Peel own the land, the costs of the stadium build will include infrastructure, how much of this are the Council paying for? It makes it an easier swallow if they are paying for at least some.

The only way it makes sense to me is that the amount we are paying them 160 mil over 40 years is cheaper than a bank loan! Either way I hope the club can pay this debt of sooner, hopefully with CL competion and better business activity.
 
You say "Arsenal didn't", as if they had paid off their stadium. They haven't. Their loan was for 25 years, due to end 2031.

They pay about £20m per season to the stadium debt. 2015/16 this was £12m interest & £8m capital.

Everton 40 year loan Arsenal 25 year loan 12mil interest per annum ours is much more. It is a 40 year noose around the clubs neck that contributes hugely to the Council. Seems an odd funding model to me

Dialogue in terms of regularly informing us what the schedule is - and timescaled, not vague like they are now.

he also said mirallas was signing a new contract 2 days ago. oh and goodison wouldnt get a safety certificate

How do you know the interest rate will be far more? You don't know anything more than anyone else
