60000 - 44500 = 15500 * £4500 = circa £70 million.

Why on earth would we want an 80000 seater anyrate? Even if the football stadium fairy left a few billion under our pillow, would still be a bit daft.
Even if you demolish 40 houses and get rid of the school there's not enough room to build an 80,000 capacity ground.
