So again, if the council and peel work in partnership why would the council need to cpo the land???



I've already listed investment they've made, but it goes bigger than because it's driving business to Liverpool. Maersk, ACL, CMA CGM have all increased throughput via the port of liverpool.

And the majority of land is being developed, it was purchased as part of 20 year strategic movement by Peel with the Port of Liverpool being the final development area, and it is being developed which you are probably unaware of. Canada and huskisson are being developed with new warehousing going up, the a huge bio mass development is now complete which has had huge increase on trade and L2, which will see the world's biggest container vessels calling, is on for completion this year.

So no, they're not just land banking at all and that's why the LA will not invoke a cpo. The amount of business that this company is adding to the north west region outweigh's a football stadium, not something people want to hear but the truth

I have now had a look at their glossies and see it is an Enterprise Zone with 30 year timeframe, but they will still need to attract investors for the non-port related elements, and in any event a stadium could fit within the overall mixed-use concept.
 
Damn Peel, at the end of the day for me it is what is good for Liverpool. A class stadium on the docks as ships enter would look superb. In this JA is right it is about the image of our city. Peel could build round the stadium and having us move there would kick start their project. Peel remember are looking for moneyed people to work with them on their project. If Peel had the money themselves they would have started long ago, they have not that is the point.
 
do we think there might be a chance of the new stadium incorporating any of the safe standing areas like in some german stadia. would be interesting to find out if that is a possibility.
 

I must admit that despite what I state below I still prefer the dockside over any OTHER move if we HAD to move.

BUT... Goodison must still be seriously considered for redevelopment - all this money floating round from new PL deals and Moshiri surely leaves this option very much open?

Is anyone else at all feeling uneasy about leaving the highly populated, densely streeted North Liverpool heartlands of Walton/County Rd/Stanley Park/Priory Rd/Anfield areas where we and Merseyside football began in 1878 and leaving the whole historic area entirely as a RS owned play area? Would where Dixie reigned be bulldozed to make way for RS carparking or other RS match day related [Poor language removed]?

This needs to be discussed before we toss it all away for a likely soulless bowl in an albeit great location. Discuss.

as fans we need to do all we can to make sure this doesnt happen.

Is this a major redevelopment to change from seating to safe seating? Or is it just a case of remove the existing ones and replace with rail seats? I wouldn't imagine it's something that would fundamentally affect the plans for the new gaff.

Progress.

The site at Goodison just isn't capable of being developed into a bigger stadium for the 21st century. Memories are just that. Memories. People won't forget Bayern 85 or Wimbledon 94 just because they are in a new stadium. I doubt anyone alive today remembers seeing Dixie Dean. These aren't reasons to hold back the clubs development.

I can understand the sentiments as I've going to Goodison for 40+ years and grew up in the area. I would love it if we could redevelop Goodison to the required standards etc. In reality I don't think its on the agenda. So, as much as it pains me to 'concede' that part of our City, I think the only way forward for us is to move. Where to is a massive decision. It has to be closer to the City Centre in my view. Only this will temper the sadness of leaving Goodison. And only this will re-ignite the sleeping giant that we are. Dockside stadium is the way to go no doubt about it for me.
 
It wouldn't be a redevelopment of goodison, it would literally be bulldozing the it completely and building a new stadium from scratch.

Goodison does not have the space + infrastructure to support any sort of ambitious modern facilities.

I can understand the sentiment, I have been going to Goodison since my Dad took me as a 10 year old to my first game against Huddersfield Town in 1971. I had to sit on his shoulders to see anything.

However I am sure the board and Mr M have looked at the options and have come to the conclusion that a redevelopment/rebuilding of Goodison would not be the viable option. Certainly not compared to a waterfront stadium with all it's corporate, merchandising, improved profile/naming rights advantages etc.
I've been supporting this club for 45 years and I have never been this exited about the future of Everton, so we should embrace this future and move on to a new "State of the art" stadium with a design that graces the waterfront.

Our heritage will not be lost, for one thing we could build a fantastic Everton Museum dedicated to the history of the club and built it next to the new stadium.
