Besides, we have a Net spend of 17m in the last 3 Years, plus the £10m sale of Bellfield and we still cant build an annexe., we barely finished a wall, nevermind a full stand.

*edit*
LOL

Clearly that should be MINUS 17m

Ever tryed building a wall lad? Its solid

That's some price you're putting on their heads!!

Realistically:

Jagielka coming up to 30 = £8M

Fellaini = £18M

Jelavic = £12M

I wouldn't agree they were realistic prices TBH. Not that it makes any odd's as the way we are ran isn't changing any time soon.

There's just no option along those lines. We sell players to survive now, and anymore sales over and above the usual lot to raise cash for that sort of redevelopment would leave us perilous in competitive terms. Besides, we are a club that's in the habit of not getting top dollar for players. Buyers know how vulnerable we are and drive a hard bargain. Lescott aside that's been the trend.

This, the prices banded around for baines and jonny h seem to back this up.

How much do you think a revamped Goodison would make us extra mate - say per annum?

In the short term not a great deal TBH. In the long run;

What i think it would do is completely change the image of the club from skint Everton living on rapidly fading glory to one that's viewed as a forward moving, modern club. Over time the amount we make from sponsorships and what we get out of those relationships would change. Villa got £5m p.a for their kit deal and clubs like Fulham earn more from shirt sponsorship. I don't view either club as more glamourous and neither gets more exposure than us.

I believe it would also change the attitude of our fans and bring a good number back on board as I believe a growing amount are disillusioned with the lack of discernable progress made on or off the pitch. Attendances were down by about 3,500 last season, despite the season following almost an exact same path as the last four or five. Perhaps some of that is down to a recession but I believe it's fans losing patience with the way the club is run.

It also gives room to grow and open new area's to make money. Things like a proper museum(Everton Collection), Weddings, Greater hospitality, Hotels(I wouldn't personally), a health club and on site bars and restaurants all give the opportunity to make money non matchday and increase what we take matchdays.

I believe losing the amount of restricted views would see us go closer to capacity each week too.

If we sucessfully changed the image of the club and managed to get back to a similar level we are at now I would guess that would be worth £12-15m a season for us.

Your right, it would change the image of the Club.

Instead of being viewed as "plucky Everton", we would become "dat Everton that sold all its best players and ended up The Championship, with a shiny new Stand on 1 side of the pitch".

Clearly you have thought about this a lot and im not gonna knock the fact your coming up with things, but I personally think its a terrible idea.

Plus you expect to attract fans back, AFTER selling all the best players?

The majority of fans would rather see progress being made on the pitch, rather than in the stands.

But your right in 1 thing, they only way we can go forward is to improve Goodison, I just dont feel selling Star players is the way to go.

If the board came out and were honest about it, I would be completely in favour. You wouldn't even have to sell every good player, you can raise funds through private funding etc, you're jumping the gun a bit saying we'd be in the Championship mate.

It's about long-term, I would settle for 2 or 3 seasons of sh1te in order to make something like this succeed and of course their is no guarantee of that.

What Steken put, I feel, is the only option for the club

Mate if we sold Fellaini and Jelavic and didnt replace them, we would probably jump straight to League One!!!!

I also think your under-estimating the scale of work thats needed.

We really wouldn't end up in League One, granted we wouldn't be as good though.

It's just all such a big mess. If Kenwrong had given up Everton to Gregg, we'd have a stadium at the kings dock the envy of every club around the world....

But, he's an "Evertonian" so he's ok by us...

Obviously I'm no expert on stadium builds or anything else if I'm honest. But, the other way of progressing is by making more money from our on the pitch pursuits I.e. CL football. There's no way on earth we're going to go close to that. We've just struggled for months to get enough money to buy back the 4th placed teams reserve winger, who was our player of the year when he left.

My 'theory' is based purely on letting fans know how you're going about generating funds to rebuild. Would fans leave knowing this? Maybe a few fairweathers, but our weather hasn't been fair for 20 years.

Maybe my faith in Moyes is a bit misplaced? I think £10m in his hands get's you three good players at this level. I've got no doubts he could keep us in this league comfortably if we sold the players mentioned and was given £10m to replace them.

I'd be open to anything that see's us

a) Make any kind of progress
b) brings us in line with our competition
c) remain at Goodison

I can't see any other way this club could generate a large chunk of money £50-100m, without taking on a massive debt.

Tbh, I don't really agree with all that. But look, it's a plan, an idea, a way forward. Something this board have no clue or intention of doing. If they came out and said the have a plan to move us forward a vision for the club. Even if I didn't agree I wouldn't be so anti-board.

What there doing now is a massacre of the club. The vicious circul of the manager and the board is nothing short of a disgrace. And should be stoped right now.
