aye...rents doubling in less than 10 years will do that to a place.
you live here or have lived here? in my recent move i needed to keep to less than €10 per sqm warm...the only places that were ok were coming from Marzahn, Spandau and Köpenick, even then it took a full year of solid searching 'til i bagged one.
Another example: i moved into a Gesundbrunnen flat in 2013 which was about bang-on €10 (€695 for 70qm). When i moved out this spring i was told because of its price-class it's now become a 'sozial Wohnung' (bit like a council flat). I was told it's too cheap for the normal market. In 2008 the same flat cost less than €500 warm (normal open market price).
The market values have sped up at unhealthy rates while wages remain stagnant. The odd bargain rent in a central Bezirk will get up to a hundred viewings (with most applying).
Don't live there but know people that do (some of whom can't speak German!). I live near Frankfurt. A quick check on wohnungsboerse.net shows that Berlin is still cheaper than other major German cities on average, though it looks like it will catch up with the likes of Hamburg and Koeln soon. Still some way to go before it hits Frankfurt/Munich levels though.
