Nelson Dock

Wonder why the club didn't buy Nelson dock rather than Bramley Moore dock to build the stadium on. Maybe not big enough but if it was at least there be water on both the north and south ends with room for future expansion rather than having one side stuck up against the sewage plant
It wasn't for sale then - Peel needed mugs to take the worst site they had which partially obscures an eyesore from what now becomes more valuable development land.

BMD is a bigger site (you wouldn't have the Fan Plaza area with Nelson). Also the canal/boat route cuts in more at Nelson Dock than BMD further limiting its footprint.

That's not a canal boat route as such. Canal boats don't typically access Nelson Dock as it leads nowhere they come down the Stanley Locks then into Collingwood and Salisbury Docks before heading towards town.

Is the club also allowed to cheat like Chelsea did and build hotels and other stuff in the name of one company, then sell them to another Friedkin-owned group so that we can take the piss out of the financial rules? Or is that specifically reserved for Chelsea, United getting made up allowances to avoid PSR breaches and City allowed to do as they please for a decade and a half?
The club would have to build them first using its money so not exactly avoiding psr.
Chelsea's hotels were a club asset so could be sold just like we could now sell Goodison and boost our income clearly not to same extent in fairness.

With a bit of imagination you could build waterways through to the Albert dock with gondoliers singing just one cornetto.
There's already a canal that links Stanley Dock through to the Albert Dock, was completed in 2009.

They would've still had to buy both or part purchase BMD. If they bought Nelson they'd have still needed the South quay of BMD which had a warehouse situated on it that the tug boats moored up against in BMD and made use of. Taking that warehouse and the south quay would effectively have rendered BMD redundant to a degree. I imagine Peel would only have allowed a sale of BMD before considering any sale of Nelson.

Peel would definitely have sold it to us had we been seriously interested, I just don't think we were. We had enough problems funding the stadium, nevermind anything else.

You're right about BM being their most problematic part of the Liverpool Waters Masterplan. We've done them a huge favour building the stadium there as it effectively screens the WWTW and boosts surrounding land values. You can guarantee the asking price for Nelson Dock is considerably more now than it would have been when we bought the lease on BM.

Do you live in the Lake District?
No, not atm. In a couple of years or three looking to move the family "somewhere". Now I've a ST, im using that as a basis to convince the missus to go north.
The regeneration around BMD is certainly a pull.
I now know northern rail can get you from the likes of Windermere to lime st via Preston. Times ironically perfect before n after a 3pm game

Ah ok, I'd move to the Lakes in a hearbeat if i could. Wish we'd have done it years ago before having kids, makes it a lot more difficult once they're settled in school and have lots of friends etc!
