The club would have to build them first using its money so not exactly avoiding psr.
Chelsea's hotels were a club asset so could be sold just like we could now sell Goodison and boost our income clearly not to same extent in fairness.

Non-squad development is an add-back for PSR is it not. So we could spend a billion on building stuff with no effect on PSR, then sell it all internally for 2 billion meaning we have 2billion to spend on the squad, plus the Branthwaite fee.

If you are correct ( you maybe I don't know) how come the interest payments on the loan to build BMD took us over the PSR limit?
 
Thinkmore because of the loans moshiri used while hopefully this time if done would be alot better and not really hit us
I think this lot seem to know what they are doing and see the area around Nelson Dock as a way to multiply the potential revenue that the stadium can provide us with. If the club buying and developing the Nelson dock could get us in PSR trouble I`m sure that they would find a way to buy it and develop it.

That's because we didn't have the money to pay for it, so had to rely on pay day loans after Moshiri's money ran dry. There were issues around the legitimacy of those loans in terms of them being exlusively for the stadium.

TFG can pump money into the club (either their own or third party financing) which we can use to build whatever we want. It won't impact us in PSR terms.

We need to do something to help bridge the gap to the teams above us. Whilst the stadium will give us a massive boost, it will probably only get us near to West Ham/ Newcastle revenue wise. We'll still be a million miles off the likes of Spurs, Chelsea etc.

Yes, it's absolutely one other way of boosting our revenue and certainly a full concert would bring in more revenue than a normal match day.

We're currently about £100m in revenue away from West Ham and Newcastle. We might get to that from the stadium alone, but if we want to go beyond that then we need more revenue streams.

Massive increased corporate facilities, and possibly selling boxes or similar like 'club wembley' did (a ten year ticket to every event held).

What besides concerts can be staged? I wonder if Nelson dock might end up an exhibition centre. Car shows, yacht shots, boxing events, arms manufacturer events etc... As well as smaller scale music events. There's a place long lost, an old warehouse venue that used to put raves on mid to late 80's. I wonder if Cream might make a return once a month at a bespoke venue. The steelyard stuff hasn't hit it off I don't reckon.
 

Peel would definitely have sold it to us had we been seriously interested, I just don't think we were. We had enough problems funding the stadium, nevermind anything else.

You're right about BM being their most problematic part of the Liverpool Waters Masterplan. We've done them a huge favour building the stadium there as it effectively screens the WWTW and boosts surrounding land values. You can guarantee the asking price for Nelson Dock is considerably more now than it would have been when we bought the lease on BM.

no doubt inflation will play a part, but it should not be underestimated the huge impact Everton have had in really kickstarting, the long overdue Peel project. You would like to think Everton will bring some Trump style tactics to the negotiating table to obtain decent terms on any deal for Nelson Dock. It’s been a win win relationship so far, so you would like to think given what we have delivered in 4 yrs, we would do similar further south towards town, in a shorter timeframe/ What better for Peel to really kick start their own project that they have not 1, but potentially 2 great projects from Everton leading the way, which will bring in more investors wanting a piece of the regeneration. Peel sat on their hands for years, their project was going nowhere until we stepped in, so you would like to think TFG will have a meeting of minds about the potential. Colin Chong will already be conkers deep in potential proposals I reckon.
 
Ansolutely no idea. Someone mentioned it in here and whilst I absolutely believe Peel will want more for it now, I can't see them demanding three times the price.
I also think that whatever it is, the Friedkins are happy to pay it.

Chong has repeatedly brought it up over the past couple of weeks. He wouldn’t have done that if a deal wasn’t very close.
