Chong has repeatedly brought it up over the past couple of weeks. He wouldn’t have done that if a deal wasn’t very close.
We definitely want it, that much is clear. I'd be very surprised if we don't secure it at some point in the next few months.

It has to make commerical sense though, TFG are no mugs and further investment by them around the stadium only helps realise more of Peel's masterplan and inflate land values futher.

Yes, what I’m saying is they’ll have run the numbers and it’s almost certain that a deal will be done. You wouldn’t have Chong talking so freely otherwise.
 
It may well have been 25 million, but the fact there is now a massive stadium, with guaranteed footfall, sat right next to it makes Nelson far more valuable.

Still, if TFG can grab it it, and possibly other places, could well be the making of the club.
Most of that footfall spends very little so I'd disagree. It will definitely be a negative factor in anyone looking at buying a residential property around there if you could be potentially disrupted by frequent road closures, traffic etc.

I’d imagine we’d have been offered both sites at a song originally. Our fault for not being forward-thinking at the time

The challenge is on the club to increase the spend of those that can afford it. The other part is, that this is a football first stadium but even with that we could host more non-football events per year than football ones. Whether they be sports or otherwise. Thats where Everton, and therfore TFG will see most value.

The residential part will be closer to the city and will definately be on the city side of any development, and may be just outside of the hard road closures that will be in place during events. Even with that in mind, much of the residential spaces will be apartments rather than say 3 bed detached, which are traditionally geared more towards those with fewer cars per household. The important thing is for work to be done to improve all round accessibility.

The Friedkin Group own Auberge Resorts so they could be looking to build some kind of hotel/conference centre.

I got told tonight that we have bought Bramley moor and the adjacent Nelson Dock. The lad is nothing to do with Everton or Peel holdings but he has connections with Nelson dock. i am not itk and neither is this lad, but he was asked to shift some equipment from the Nelson and when he asked his director why he was just told because the land was being sold to Everton. When he said it was Bramley Moor that Everton was interested in his director said they were buying Nelson dock too!

The lad is a blue and is also a wimp and knows i would castrate him if he wound me up, so i believe that he was told what he said he was told, but whether the person who told him is reliable i couldnt tell you!

I reckon that was an understandable misunderstanding, since we've basically had Nelson Dock on loan for the duration of the build. It's where LOR were housed.

Yep, we're currently leasing it from Peel. Wouldn't surprise me in the slightest if we utilise it for match-day/ event parking whilst we're progressing any design/ planning for future development. The entrance is outside of the match day road closure.

You can think what you want mate, I choose to think that this demonstrates I am the next stage of human evolution, able to predict the future with chilling accuracy and fully intend to market myself accordingly! Look for my yoochoob channel coming online shortly!
