In terms of location, nothing will come close to what Kings Dock offered. We would have been part of the waterfront, somewhere that has had huge amounts of money invested into it and will continue to (which we always knew was happening). The amount of people even just visiting it outside of match days and events could have been quite large and offset the fact we would have only owned half of it (at a very cheap price). It would have highlighted us in the heart of Liverpool.

It always comes up in these types of threads, but it really is a decision that will probably haunt us for a long time.
 

thinking outside the box here - would it be possible/feasible to build a high rise in car park, use he lower floors for club shop, museum, bars, cafe/restaurant and use upper floors for corp. (could maybe even sell a few flats with an annual 'season ticket' charge.) ?????????????

Not sure about worldwide interest but here in the US, that's not the case. All the major Franchises here have brand new stadia, the colleges have some of the biggest in the world. Goodison is a major plus for selling Everton over here. That kind of stadium, representing tradition, is a rarity here and people love it. No body is attracted by the splendor of the Emerates or the Etihad. Look at the adoration for Fenway park or Wrigley field. The popularity of the premier league has a lot to do with its history and tradition. If the club is interested in profiting off American supporters, it would do well to consider doing up Goodison but keeping the old stadium charm. It will only become more unique.
 
Should replace the lower bullens and put boxes there and then add another tier to the park end to make up for the seats you'd lose
