keioc and sos working together ?

I honestly dont think they're media whores, mate. Just people with an abundance of ideas with no immediate means to bring them to life. Overall, I reckon they've conducted themselves well. During the DK campaign they ruffled a few feathers. When the decision was made, though, their was no triumphalism. And since that scheme's rejection they've worked tirelessly in the background cultivating a new understanding between LCC and the club and consulting the relevant professionals and funding bodies about the football quarter they see as the means to move the stadium issue forward with.

They want to build a hotel in L4 mate, come on.

Im glad at least ideas are being tossed around, the quater i think everyone would be happy with. The hotel idea just isnt a runner for me. Firstly the majority of season ticket holders already live accessabily, in the area and secondly if your traveling and going to a game your more then likely be on a bender with your mates then a romantic weekend away so your looking at cheap and cheerfull keeping the sheckles for nights out and kebabs rather then a ollush hotel room. Personally i want to be in the city centre when i stay as your walking distance from bars etc.

Just dont see a market for a hotel. I dont think the redevelopment of Goodison will be possible in the short to medium term to be honest.

Do think Keioc are trying to create a new existance for themselves!

You think so? You wouldn't have a sufficient occupancy rate to sustain it, apart from every other weekend. And some cup games.

Liverpool is desperate for good hotel space (or so I'm informed). 3 miles up the road from the city centre and the chance to be in amongst a setting like that just a few minutes away via the proposed regenerated rail lines - I dont think the matchgoer is all that they have in mind as guests. I'm no expert but it sounds like a reasonable call to me if all things were in place (a hotel there now 'as is' would obviously be a ludicrous non-starter).

The City will always be more popular mate, it's rates will be more competitive due to sustained occupancy and competition, and by simple virtue of location. The amount of hotel beds is usually relative to the business in place, too many beds and hotels close down, too little and there is scope for them to be built. You would never struggle to find a hotel bed in Liverpool for whatever budget at walk in rate anyway.

With this, you're limiting your trade to being matchday only. If it served both clubs then it would be better but still ultimately fail to meet it's break even I reckon. It would be overly reliant on it's function events and in direct competition with both clubs who have this in place. Even then, it wouldn't subsidise the non occupancy.

Sounds like reasonable objection. They might struggle to get people up there to kip if they dont have plenty of non-matchday events. I think they were inspired by other stadium development's which have used hotels as a driver. Some of them aren't exactly on top of the city centre - I believe Croke Park Hotel development is a twenty minute walk or so.

Where's that? Is it near the airport or a business park?

The hotel isnt great to be honest. But to put it in a different context Croker also hosts international football, rugby, GAA, boxing and international music events as well as other international sporting events.

Events are staged all year round. Its the biggest stadium in Ireland in the Capital City. Funny i was at a meeting in Croke park confrence facilites yesterday and as i was leaving the ground the hotel looked an eye sore. Incidently the hotel isnt owned by the ground or the GAA. It wouldnt make the top 50 hotels in Dublin to be honest!

Its like comparing the KEIOC scheme against Wembly or the Nou Camp to be honest.

Ah right, read your above post to learn more about it.

If you want to make money, build a hotel next to a big airport hub. See Toronto airport for reference, airports all over the show and they're over 80% occupied most of the time.

so are we moving to speke then ?
stelios will want a piece & we'll end up with an orange away strip.

I suppose the problem of filling the hotel would be the owners when all's said and done. A hotel chain would pay the club for being on top of their facility. If Copthorne Hotels were happy sticking a 168 bedroom hotel on the end of Bramall Lane then the reasoning must be that a venture like a football quarter would pull in an enabler to at least get the ball rolling on redeveloping the ground.
