OK T , a few years since I practiced and I might be a bit out of date ....but here goes....Sec 11 of the Landlord and Tenant Act places an obligation on a landlord to carry out repairs when a tenant has notified them. If they fail to do so you can sue them to get the repairs done AND get compensation.

It is much easier to bring an action against a local authority.

Here's what you need to do.

1. Report the problem. I know you've done this already but you need evidence of your report so a letter detailing the problems, when you've reported it before and what failed / botched attempts they have made.

Make sure the letter gives them a set period ( say 21 days ) to complete the repair. YOU MUST KEEP A COPY OF THE LETTER!

2. Collate evidence. This means keep a diary of everything that happens. Take photos , show local councillors and neighbours.

3. If it affects your health , mental or physical , go to your Dr and explain the problems with your housing and how it's affecting you. Make sure he/ she makes a note of this. Put what you said I your diary.

Make similar complaints to your vet re Daisy.

OK fast forward 21 days and assume Council have done nothing and you have all your evidence.

Now instruct a solicitor to take your case on a no win no fee basis. You must get one like Anthony Hodari and Co in Manchester that specialises in housing disrepair claims. It doesn't matter that they aren't in your locality.

You must make sure it is on no win no fee. If you lose your case you pay nothing.

If you win their costs are paid by the Local Authority PLUS they take 25% of any compensation awarded to you , but on the flip side you get your repairs done and get some compo.

If the solicitor takes your case they will get a surveyors report which will help you , together with the evidence you have collated to win your case.

I will give them an opportunity to sort it and if not I shall proceed as advised, I have made all my repair requests via email and so have them all, the boss of a different section who deals with the estates has also put it in for me. I shall start taking photos, my kitchen is a mess, I genuinely can't stand going in it.

They were supposed to replace my wet room floor as well, the manager of housing came round and looked at it and said it needed replacing as it was a mess when I moved in, workers left cement or plaster all over the floor and the last tenants were grimy and it has raised up, which will obviously allow water under my skirtings, that was coming up 12 months as well. I have a wet room instead of a bath because of my spine.

Slight hitch. Eldest daughter who is working like a Trojan for us phoned to say her hubby has got Covid so she has got to isolate. It will all fall on daughter no.2 now for a spell. Got my CT scan today, then the last of the current hospital visits next week.
Blimey, what's that saying - it doesn't rain but it pours. Hope the CT scan goes well and that No 1 daughter's hubby makes a speedy recovery.
 

Me too Fred. I've an unashamed Windies fan since the 1970s/80s glory days! Saw quite a few of them playing county cricket at Liverpool CC v Lancashire back in the day. Such a shame county cricket is now the poor relation and you don't get that quality of player coming over. I once saw Richard Hadlee take 7-25 at Liverpool on what was always known as a batting pitch. I reckon Holding had the most perfect bowling action I've ever seen.
Yeah. Holding was definitely the most stylish bowler I ever saw. Absolute gentleman too and have probably enjoyed his commentating on cricket more than anybody else. They had amazing fast bowlers over the years. Andy Roberts (recall seeing him playing for Hampshire at Aigburth), Colin Croft, Jason Holder, Michael holding, Joel Garner, Malcolm Marshall, Courtney Walsh, Curtley Ambrose. Most of them over six and a half foot tall. But also that late seventies/early eighties batting line up of Greenidge, Hayes, King and the brilliant Viv Richards was was awesome too. Used to love the test matches from the Caribbean, even though we were normally walloped, and I think that's where my love affair with that part of the world emanated from. Over the years Cal and I have travelled extensively but most of my fondest memories are from the Caribbean. Love the place and it's people and hopefully will get to go back there some day.

I feel the same. Always wanted to go to Jamaica and I think it's from the cricket. It did not disappoint. it is still one of my ambitions to see the West Indies play a home test match. I'm not bothered who they are playing against.
I saw Andy Roberts playing at Aigburth too. Think I saw Greenidge as well. Also don't forget Lancashire had Clive Lloyd too. Happy days!

The waterfall wasn't Dunn's River by any chance. ? We once spent the day at Ocho Rios and opted for a day on the beach rather than visiting the falls. Grace Jones lives there (or did at the time) and was sunbathing pretty close to us. I would have had my photo taken with her but I think she's even taller than Chris Gayle lol

Yes it was Dunn's River. Equally the most fun and most scary thing I've done for a very long time. We stayed just outside Ochos Rios in Runaway Bay so it was a short trip to the falls.

I knew that he and Dave Grohl used to do this swap over thing during concerts but I never ever realised what a good singer Taylor was. In fact his voice lends itself so well to Queen's songs, I think he could actually have toured with them as their front man. He had the charisma to carry it off too, and there aren't many established front men around today you can say that about.

Very sad him passing.

Very talented, some band FF two of rocks best drummers in it and it's good to see Dave let Taylor sing while he played drums. very sad.

Think it was about 73/74. I went to St Margaret's which was just down the road and the school was given the afternoon off if they wanted to go to the cricket on the first day (it was a properly organised trip) and it was a beautifully sunny day. Yeah Greenidge was playing that day. Clive Lloyd too, who got the most fantastic reception when he came out to bat. Think he was out pretty much first ball to an Andy Roberts snorter. It was actually poetic justice for Roberts who got a huge amount of racist stick IIRC. Different times I guess.
