Villa are like a Supertanker. It's going to take two / three years just to cut the costs before even thinking about them paying back the debt(s).
Part of this is MANDATORY player sales there JUST TO KEEP DEBT INCREASES MINIMAL!
Sunderland are cutting costs through player sales, as they've exhausted lines of credit they've used in previous seasons, so now they're selling to buy and cutting back overall. Looking for cheaper (better?) replacements.
Debt has been high in recent years to major shareholders which needs balancing.

Newcastle are cutting costs, through player sales, having done so already and cutting back on existing debts. This coupled to a higher overall turnover could mean they're in a relative (and improving) decent position unless they then return to indebtedness.
They are still selling to buy and raise funds. Even though not publicly admitted.

Everton are attempting to keep costs at least stable, or reduce them (if they can). Ownership/Infrastructure/Turnover expansion is a key issue. However increasing debts are relatively lower than other club's have been. Probable strategy is sell a player to keep debts back and use expanded turnover as far as possible to re-jig the squad with no net increase in debt the target.
Current budgets have always targeted a £6million annual loss in recent seasons.
Unless ownership/infrastructure issues are resolved thats medium term strategy. (ownership in that case is at discretion of current board).
