It doesn't go through and we've got the King's Dock / Moutinho/ Sissoko / oh-look-at-least-we-tried spiel that has long kept the Friends of William in the gig.

We'd need Government backing and we're at the back of the queue when it comes to Government handouts. They won't even connect us to HS2 or HS3 which is supposed to drive the North forward.
 
Regardless of when the LR shows a change, I'm certain the club will announce before the AGM it's plans for our new stadium, including location and purchase subject to planning approval.

Which would surely explain the reason why it's not showing at the Land registry? as surely it'd be prudent for both parties to only conclude the purchase and exchange contracts once planning was passed? Otherwise the club could end up holding title to a parcel of land that was only of use for residential / commercial development and Peel would have a massive hole in their proposed skyline! The deal being 'done' doesn't necessarily mean that they've formally exchanged imo.

Well of course that depends. Liverpool is currently at the back of the queue with this Government, but if Momentous Jezza rides in to glory you'd expect it to be quite the opposite, especially judged on this week.

Exactly.

We may have agreed a ball park figure, we may even be waggling our eyebrows in the same direction, but if the formal process had been concluded it would be to much fanfare.

Would the land have actually been purchased without planning permission etc? Isn't it more likely that the an agreement between the two parties has been agreed with solicitors etc depending on planning permission etc

So the deal could be 'in place' & agreed, however the transfer of ownership is waiting on some external factors.*

*I obviously have no experience / knowledge of either this specific deal, or any large land deal of a similar nature

I stand by what I said back in August, a deal was completed for the purchase of Bramley Dock and surrounding lands (thought to be Nelson Dock plus part of Collingwood). That deal is obviously subject to planning consent.

'Our' interest in this land (especially if there's new land boundaries) would still be registered with and appear on the LR site as it protects our purchase as and when planning consent is given.
 
I know nothing about the planning process, and how long it takes, but would assume as a given that there would be some objections to Bramley Moore, at least from certain sources, but is there any clear, and pardon the pun, known "red flags" with that location that would raise concerns and be a potential problem?

I'm talking about heritage considerations, wildlife, and that sort of thing, though I suppose the reasons for submitting an objection must be enormous in their variety.

That's not what I meant in fairness, there could be a deal formally agreed and a contract signed, just with the caveat of planning approval in it.

I'll bow to your greater knowledge there mate, as purchase subject to planning is not something I've ever been involved in commercially.
 
The highest profile challenge to the Docks, if we have secured the site, will be UNESCO but both the council & national government have already made it clear that they will choose jobs/investment over UNESCO status if push comes to shove.

The most common practical objections to large-scale new development typically centre around noise, public order, pollution/rubbish, crowding/transport. They can all be addressed and frankly need to be anyway, irrespective of objections, to make the development successful.

The process would take time but there is a near zero chance that any council or national government will turn down a likely £1bn (taking into account ancillary developments around the stadium) investment into one of the poorest areas in the country. No doubt Reds will moan and try to be awkward but the £ at stake will ultimately drown out the noise.
