Any deal will be complex.

To build a new stadium we'll need to tackle some relatively complex transport & construction issues. Transport access will need major rail, road and river investment. We will also need well developed plans to environmentally clean and infill a dock and then provide secure foundations.

We may also need to acquire land adjoining the Peel site to enable ancillary leisure and transport or parking developments.

To comply with health regulations and have an attractive, usable venue we will also ned to have active plans with the neighbour to tackle their Dock Road smell.

On top of all this we need to be confident we have the political backing to see through planning objections from UNESCO and others.

I would FAR rather Everton take their time and ensure we actually have a deliverable proposal rather than rush into another half baked announcement with little substance and less than no chance of delivery.

Panic not, if you read what Peel are saying with an open mind ( as opposed to the Evertonians pessimistic one ) then they're just leaving their options open and are probably engaged in firming up details with the club - pretty much standard behaviour really.

Not really Finners. That whole development or Peel is massive for them. The Ground is ideal as a bookend to it, as well as a massive attraction to other parties.

But the development is not dependent on a stadium, but would be enhanced by it.
