Do I recall right that during the Kirkby stadium debate a site near CostCo near the city centre was rejected out of hand because it would involve too much preparatory work in a restricted area. Can only have been a fraction of what's needed at BMD.
The entire Kirkby project was based on the premise that the stadium would be built on the cheap: the location, the involvement of Tesco and the actual build.

Correct, but it was the Mersey tunnel loop site. They mentioned the issue of having to create a plinth, and that 55,000 was too small (Even though HOK had said that the capacity was a Conservative first pass estimate). Of course all at a far more accessible and more central location.

The Bestway Loop.

I was pretty excited about this having legs.

about a 15 min walk from Lime Street, really close to town for an ale afterward, etc. Only about 300 meters from Ruperts tower.

They'd have needed to make the 'loop' around to Queensway tunnel an actual tunnel by fitting cast concrete over the current road, and probably parts of Scotland road too. Quite an undertaking to make sure it was strong enough to support a stadium overhead. Possibly a bigger undertaking than draining a dock and filling in the big hole.

The HOK proposals for the Bestway loop site didn't involve any incursion of the road itself other than footbridges and widening of existing road bridge on Great Nelson St.

The stadium could fit entirely on the site with easy access along the Scotland Rd/Juvenal St junction and side.

It's costing £100m just to prep BMD. Which includes raising the existing Quaysides, reinsating existing blockwork to reduce risk of flooding. The Loop site had no costly heritage costs or planning restrictions.... with far more major roads in close proximity leading in all directions, and all the city centre's public transport on its doorstep.

It wouldn't have mattered anyway as unless we were gifted the site and the structure could be fabricated using donated egg cartons and assembled by 5 year olds it would have been just a pipe dream. We didn't have a pot to pee in.

That's why some didn't think we would ever start building at BMD due to our prior failed attempts but it was plain to see the difference that least we had some cash this time and weren't dependent on 3rd parties. Even then we couldn't raise 30m for Kings dock and even if we had got the PP for Kirkby there was strong rumours we couldn't stump up the near 80m for that either.

The one thing to be truly grateful to Moshiri is the fact he knew the dock would cost much more to prep but still chose that to put us front and centre of the city instead of going to Stonebridge Cross.

Meaning it potentially required less pots to piss in than Kirkby did, which in reality only provided an enabling uplift of about £12m tops.

The fact that our financing arrangements for BMD, even at this stage, are still yet to be finalised means that we will still be dependent on 3rd parties. Where that will leave us financially in the longer term is anyone's guess.

Finalised in the sense of 100% confirmed and public knowledge and what the club already know and have agreed to are not one and the same.

Last time though, I don't think we had any sponsor money available, this time we are supposed to be getting, £250m / £300m in sponsorship off our dear old friend Usmanov. That in itself is a helluva difference i would have thought Tom.

Think this aspect shouldn’t be under estimated, the way Man City are going and the development they have done with the ground and training complex puts Old Trafford to shame. I think Utd will be also rans in terms of global reputation in the not too distant at this rate.
