New Everton Stadium

Maybe some are a bit too hasty of condemning possible site wich arent in the immediate proximaty of city centre or waterfront. Places wich have more space give bigger possibilities of developing surrounding infra? Does that make any sense?

I'm not interested in "infra". I'm interested in Everton halting years of mismanagement and changing the mindset of the club.

An out of town retail park next to a motorway is an absolute joke.

That the case? Thought it was urban v rural. But you make more sense.

Yes, there are brownfield sites in rural areas , just as there are greenfield sites in urban areas. Most of WHP would be considered greenfield, but any bits given over to some form of development would be brownfield.

I should point out that its been a few years since I was a practising planner, so there is a chance that the definitions have been updated.

I doubt it!

The more you post, the more obvious it all is.

Correct.

With the city now having frequent cruise liner visits; if we must move, then a waterfront (Or at least waterfront visible) location is an absolute necessity. It should be almost an ultimatum of sorts.

An iconic location, not somewhere out in the sticks. We should be central to the cultural & architectural aesthetic of the city, rather than hidden away like some problem child.

Why can we not have tha land the other lot planning in Stanley park were originally going to build on ?
It would be fitting for us as our first ground was on the park itself untill the crowds got too big - why can the council not just redirect the given space to us so we can build our stadia - I don't give a dam if it takes us nearer Anfield it's in our history that we started there well before the other lot were spawned on the back of us!

Re Joe Anderson's comments - here's a classic politician's answer to (i) a problem that hasn't been resolved and (ii) a yet to be determined solution he wishes to take political advantage of.

Regardless of its suitability to fans the club and the council have both failed to find the partners that would have made a business case at least for WHP to move forward. We're probably all correct in being grateful that it hasn't happened, however let's not forget the City Council were unable as much as Everton to create a solution.

As far as alternatives go, Stonebridge Cross is not favoured by fans nor has it been favoured by previous development partners with several muted schemes falling by the wayside. The second site, undisclosed - well if it was attractive and seemingly viable rhe council would be telling people where it was I'd imagine. If for confidentiality purposes they don't want to disclose then just be less specific - don't say two sites say there are a number of alternatives.

Yet again we've been given a hospital pass by the council. Fortunately this time we have funding and I assume greater expertise on our side to see a viable deal through, hopefully in or near the dock areas of the Northern Liverpool Mayoral Development area.

Anderson has done us no favours today in my opinion, he's lobbed the ball back into our court.

I know no more than anybody else on this thread, but just my thoughts on a few things....

- Indeed, a waterfront site (within Peel's Liverpool Waters scheme) would be a huge boost to the club's profile
- Anybody who mentions Canada Dock is mistaken. It's a working, industrial dock site. If a dock site is to be used, it would be in the Trafalgar / Clarence / Nelson area.
- Stonebridge is an even worse location than WHP with respect to public transport. Yes, it's adjacent to the East Lancs and the M57 but it would be more difficult to reach for Evertonians living within the city and anybody who doesn't have a car.
- Joe's "Three years" comment. Joe is a fan of putting timescales on things which often never even happen. But we live in hope!
- Will any potential move be put to a vote once again?

One thing I need clarity on...

The statement and articles referred to WHP not attracting investment as all the investment is going into city centre retail, not out of town sites therefore WHP financially not viable.

Why would StoneCross be any different?

Surely that must rule out this mooted site? It's illogical to rule out WHP due to financial viability and lack of investment but then investigate a site similar ?

Or am I missing something?

Would Peel not already have submitted plans, obtained the necessary permissions and have a funding model to support it. For their plans, not ours. If they were to accommodate our plans, would the whole process for them have to begin all over? Would they be willing to do that?

Technically a brownfield site is previously developed land, whereas a greenfield site is land that has never been developed or has been left unused for so long it has returned to a natural state.

And a brownfield site may require a considerable clean up if the land is contaminated by chemicals and metals of a previous industrial process sited there.

Stonebridge is inside the city boundary but will be not dissimilair to the failed move to Kirkby in my view. Massive swerve for me. WHP was just about ok in terms of distance re-locating but thats a dead duck now. If we don't stay at Goodison (re-developed) we've got to move towards the City Centre not away from it! If we move out to the edges of the City, our already diminishing 'status' in and around the City Centre will fade even more.
