Spurs overshot the target dates because of poor design change management, which lead to incorrect installations and whole sections of install needing to be ripped out and re-done.

The reason I read was that they couldn't do the safety testing with fans in time for the safety certificate...not mutually exclusive I grant you.

Yeah, there were a few changes to the design during build, much of which due to the introduction of NFL and their extra requirements. Not sure how many people know, but the NFL changing facilities are on the opposite side of the stadium to the football ones, as they need MUCH bigger rooms due to squad/entourage sizes. One fall out of these design changes were that the price rose quite a lot, as it tends to do and will do if we alter our design (regardless of GMP contract), then there was also, from what I gather, revision control issues specifically with the installation of the fire alarm system and other electrical facilities which meant that the zoning wasn't sufficient to gain their safety certficate. So yeah, not mutually exclusive, but an issue entirely of their own making.

While you're here let me ask you a question: is the week 50 image in the Construction Management Plan a guidance only, because if this is week 50 it's not where it should be, obvioulsy.

I think a lot of people besides me are seeing that divergence and wondering what's what.
 
…..never been involved in building programmes but I have been Involved in plenty of projects and there’s inevitably slippage.

I know we’re due to kick-off a new season in the stadium but I have no idea of the estimated completion date. If it’s due to be finished the previous Oct-Apr then there’s wiggle room but if it’s May-Jul it’s not likely to be ready in time.

I know we’re due to kick-off a new season in the stadium but I have no idea of the estimated completion date. If it’s due to be finished the previous Oct-Apr then there’s wiggle room but if it’s May-Jul it’s not likely to be ready in time.
Managing the disparate suppliers alone is a hell of an ask.

I don't know too much about where components are coming from, but what little I have heard suggests there's a tonne of coordination needed. Just the precast concrete is coming from at least two places - Suffolk and the Republic of Ireland - and the right bits needs to arrive in the right order to keep things moving.

…exactly. Dependencies that need significant co-ordination. This is a massive Programme that will be divided into numerous projecs, all with their own plans all feeding into the overall plan.

There must be some meetings going on behind what we see.

The construction programme will have developed significantly, particularly on a contract as complex as this.
 
Yes, I can imagine. There's a lot of moving parts.
There is also loads of opportunity to make up for lost time ( if that is the case). Its all within land secured by the club, so third party issues are minimised. They are trying to maximise use of DFMA techniques (Design for Manufacturing Assembly) to speed things up.

Time on projects is usually lost at the back end. Or rather the time taken to finish off and commission is usually vastly under estimated.

At present, we are in probably in a phase where the site can be flooded with resources to speed progress without it becoming inefficient. That tends to get more difficult as the project progresses and the work becomes more specialist.

Pretty sure I read elsewhere they expect to be done early in the new year of 2024.

Should give us plenty of margin for inevitable overrun.
