New Everton Stadium

So to summarise...

We could have a new stadium on the Liverpool waterfront. The best and most attractively located stadium in the UK. Huge boost to our profile and fantastic for tourism. A short walk from the city centre and all the transport links you could ask for. An opportunity to not just bypass our neighbours commercially, but to compete with anyone else in Europe.

Orrrr...

We get plonked in Croxteth. A stones throw from the sewage plant. Further outside the city centre than we currently are. Next to no transport links. A cheap and cheerful Stoke-esque ground on the periphery.

The stadium plans are probably in place, if we remember the picture that popped up on the internet a couple a months ago and was quickly taken down by the design company, I guess the only things that need sorting out are the land and infrastructure

You can knock up a fancy stadium graphic in 30 mins, that's really not important. To say the 'only' things left are land and infrastructure is like saying 'the plans for my time machine are all in place, I've selected the vehicle, it's just the concept and implementation of time travel that needs sorting out.'

I didn't say it was simple, I simply stated that I think a lot of work has already been carried out and they are probably set on the stadium design, and they are now agreeing the location cost and infrastructure requirements.

I hope they're not set on a design.

Any building should be designed with its environment in mind. A stadium on the water, for example, would be visible in its totality from much, much further away than one in a built-up location. It should be designed to suit that - to claim its piece of the famous skyline.

And my point is that cost and infrastructure are the two biggest and most complex factors. Without them, a stadium design is rather irrelevant.
 

Whilst location is one of the most important criteria for fans, for the club it's the finances that matter most.

The extra income generated must be greater than the cost of financing, after all we must improve our matchday revenues.

It's going to be fascinating to look at the cost, how it is financed and the expected revenues in the future.
Just a couple of thoughts and admit that I would prefer the docks to say the least.

Matchday revenues - location will play a part in pricing of hospitality surely. Docks would allow a greater premium I imagine.
Pretty much resigned to facing a price hike for normal seats.

Non- matchday revenues - again, depending on the type of client you are trying to attract, location will affect the charges levied?

Minor consideration, but stadium tours etc more popular if more centrally located, possible discounts for cruise ship groups etc.

Naming rights - due to a higher profile, massive premium and opens up the market for a wider range of potential bidders on the waterfront.

Financing - would imagine this is why Mr Ryazantsev is on board. Possibilities remain the same, ie share issue (free money) to partially fund topped up by either securitised loan similar to Pru, fixed or floating rate loans or bank borrowings.

The revenue generation potential of a Waterfront stadium would be significantly higher than one on a brownfield site miles out of town, I think that's a given mate.

Whether the increased cost of the build and thus the increased funding costs could be balanced by the increment is the key factor - combined with whether the owner is prepared to take a longer term view. As a club with that sort of facility - that was also competing well on the pitch, would (you'd think) have to offer a higher potential value as a business over time.
