Possible Goodison redevelopment.

Be a big let down given how we said we would redevelop the site. We also wouldn't get much for the site either.

Letting the women play at Goodison saves a lot of cash. Just demolishing the stadium would cost quite a bit.

….no expert on this, but I’d imagine the upkeep of an old stadium and pitch would cost a small fortune, especially from a safety perspective. I dare say parts of the ground would have to be demolished anyway.
 

Yes, this is exactly it. The Main Stand and the Park End have no architectural and little historical merit. The Gwladys and Bullens is what Goodison is all about. Keep those, refurbish as best you can, and build small terracing across the demolished stands.

I would demolish the main stand, keep the other three stands. After about 4 rows in the lower Bullens block it up from that point, thus getting rid of the worst of the restricted views and that will reduce the capacity by 3 or so thousand. Same with the Gwladys, once you hit the posts that hold up the upper, block it off.

That would leave a capacity of just over 20k.
 
Keep it. The women’s game is only going in one direction, it will be massive, other clubs will be having to ground share or build up their existing small stadiums for the women’s team. We’d have a the best 40k seater stadium in the league for nothing.

Agreed about demolishing certain bits, I've posted what I would do with the site above.

It would cost a bit no doubt, but it's possible the revenue it generates might be enough to keep that ongoing maintenance cost neutral. Especially if you close the worst parts so there is less to upkeep.

Certainly cheaper than needing to find 100 million (actually way more now) than what we promised to do with the site once we left. As others have said, this was DBB and Kenwright's vision. TFG probably have looked at the situation and thought what's the easiest way to get out of it without losing face.
 

I think it would be great to keep Goodison for the Women's team and the U21's. If you look at Women's football the attendances are just getting bigger and bigger, we could be a head of the curve, moving them into Goodison and there could be a phased redevelopment of the stadium.

It would be flattened completely.

The only other option would be to keep at least one stand maybe the Bullens, and redevelop it like Arsenal did (In to flats). That would be my vision anyway. You can't keep much else as the stadium is old, and the footprint is too big.
I love what Arsenal have done with Highbury, you see the overhead shots it still looks like a ground

If was a way to keep some original features and make it modern for a small capacity. Think it would be great ofc wouldnt be the same but still like the idea of havong something left
 
I think it would be quite sad to see Goodison still going with crowds about 2% of capacity for the women’s game.

Not sure what the right answer is with what to do with it though.
 

Taking my blue tinted glasses off, I just don't see how they're comparable.

Don't get me wrong, I love the place, but the Bullens Road facade is comparable to something you'd see from a pre war industrial estate. Mainly corrugated metal sheets with a bit of brickwork. Highbury was listed because the exterior is a fine example of Art Deco architecture.

The main feature of the Bullens is the Archibald Leitch truss. You could potentially work around that as a feature but I don't think it would work the same.

You also have to factor in the fact that Highbury is prime real estate. Working around the facade of that building would stack up financially and was viable. Much less likely to be viable in one of the poorest wards in the country.

I wasn't making a case for Goodison being listed by the way. But, the fact remains that Goodison was down to be listed, but they decided against it.
