New Everton Stadium

I fervently hope it will the docks. Put a really good stadium no here and it will be truly iconic. I would also state no matter what the cost, if it is done the value will very soon far exceed the construction costs. Add to that the redevelopment of the surrounding area will work wonders for the City and attract investment.

I know where you're coming from mate and I've been exactly the same throughout all the rumours etc.

I know Esk means well but sometimes his undoubting positivity turns out to be wide of the mark. Common sense also tells you that the "done deal" claims that were doing the rounds recently couldn't possibly have been true. There's no way that Everton would have committed to buy BMD without planning consent; that would be gross negligence of the highest magnitude. And we would have known if a planning application had been made as this needs to be a public process. The best that could have happened is the club have entered into an agreement with Peel for an option to buy the land at an agreed price, subject to planning consent being granted within an agreed time period. This may well have happened, I don't know. More likely is that we're in negotiations with Peel whilst undertaking feasibility studies.

It's such a massive project that many people wouldn't fathom the scale of investigations that need to be undertaken on the dock site before deciding to proceed. The Croxteth site would have been eminently more straightforward, and that's always been a fear at the back of my mind.

I can understand that the club doesn't want to make an official announcement until all the due diligence has been completed so have been surprised that people like Joe Anderson and Dan Meis have been a lot more candid on the subject. Maybe they are actually acting as the clubs mouthpiece. make a change from Sky Sports presenters if that's the case.

The reason I'm now starting to believe is that I know my source, and I understand that you and others don't have that luxury. He really is a genuine guy and a good blue and not one to go OTT. if anything he's the opposite. And you can't get anybody more ITK than Dan Meis. He was apparently so positive on the issue you have to assume that the DD has pretty much been done and the project is now a goer.

The claims of an agreement being in place for BM were/are absolutely 100% true.
 
I'm not a planning expert, in fact know next to nothing about it, but yes submissions to the council.

It would appear from Anderson's greeting with Moshiri that he at least will be pro BM and there's no obvious reason why there should be problems particularly as part of a wider development and council support on transport infrastructure.

Very good. Seriously, if we are dealing with ITK's etc and taking some things for granted whilst dismissing others, until I see a photo of the delegation stood at SC then for me they didn't visit. Impossible to think there would not be a photo. Even somebody who lived local who is an Evertonian.

Your post makes a lot of sense Fred I do hope you're right, after so much pointing towards a waterfront development I would now be disappointed with any other site .

The "done deals " I was referring to were claims the club had actually already purchased the land from prices ranging from £20m to £30m. If this were true, then in my opinion the club would have been grossly negligent because planning consent has not yet been obtained. Unless we're expanding into property speculation of course;).

It's possible that a handshake agreement with Peel may have been made, or a more formal option to purchase, as I mentioned in my post. I've not seen any evidence of either of these as yet, but that doesn't mean they don't exist.

I like your positivity mate, especially in a thread that has more than it's fair share of negativity.

Around that time though there were a lot of posts that we had already bought the land and I thought you were supporting these. Happy to hold my hands up if I'm wrong.

I'm not a property guy myself but used to work in finance and have a fair knowledge of funding development schemes. The planning process for this will be an absolutely massive undertaking, but we will have been working closely with the City Planning dept on an ongoing basis. I am pretty certain that when the plans do go in, they will be in accordance with the requirements set down by the planners. By the sounds of my mates discussions with Dan Meis on Thursday night, this will hopefully be sooner rather than later.
