With respect SC is nothing more than a contingency in the event that planning permission was not secured.

As mentioned the deal for BM was struck in August. Peel would not allow Everton to send a major delegation including the whole board, publicised and photographed, to BM without a deal being in place.

The recriminations for both parties if there was no deal would be huge for no benefit whatsoever.
If there is a deal in place as you say, then a denial of planning permission would be a huge embarrassment to Mr Anderson and would probably end his political career, so I am very relaxed about the situation.

Hey as a mod you should no better than to misuse a thread {Joke} the 20% was pointed out to me they may want the Grand old lady redeveloped - could we not play at Anfield while it was being done - we have played there before in fact we started there then a democratic vote moved us to goodison it was an early brexit with no remoanerslol

Joey, it was a joke and a play on words - remainers being those that want to stay at Goodison. Hope I didn't offend you, apologies if so, was not my intent.
 

The "done deals " I was referring to were claims the club had actually already purchased the land from prices ranging from £20m to £30m. If this were true, then in my opinion the club would have been grossly negligent because planning consent has not yet been obtained. Unless we're expanding into property speculation of course;).

It's possible that a handshake agreement with Peel may have been made, or a more formal option to purchase, as I mentioned in my post. I've not seen any evidence of either of these as yet, but that doesn't mean they don't exist.

They do exist. The land purchase has been agreed, and as with all Peel land sales on the Liverpool waters land, is subject to planning permission, that's the same whether it be a stadium, resi or office/other.

They have agreed to purchase the land at a favourable £/acre rate.

There is a long way to.go until we recieve, or even apply for planning permission.

The building of it wouldn't take that long actually, a new build could be up in a little over 12 months from start to finish, the bit taking the time would be the design period, even if you look at the standard stages.

Stage 0 - Strategic Definition (2-3 Months) - Architect, cost consultant, Civils

Stage 1 - Preparation and Brief (Few months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant

Stage 2 - Concept Design (4-6 Months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant - Tender packges will go out

Stage 3 - Developed Design (9-12 Months) Architect, cost consultant, Civils, MEP Consultant, Structural Consultant (dependant of form of contract, contractors may get involved at this point to steer buildability in design. Loads of people involved at this point. There would be a huge amount of information getting out there is people needed/wanted to know. This would then be put the planning authority prior to cost commitment

Stage 4 - Technical Design (9-12 Months) A builder would be on board now and assume project responsibility, the Architect, if Novated, will work for the builder, not the Client, same with other consultants.
Stage 4a -Consulatants responsility and leads to Guaranteed Maximum Price
Stage 4b - Cost agreed and Builder takes responsibility for delivery - All now in hands of the Contractors with Consultant support. manufacturers on board
Stage 4c - Construction level detail of drawings and start of any off-site fabrication

Stage 5 - Construction (circa 12 Months)

Stage 6 - Handover

Stage 7 - In Use Limbs AOTS



It takes forever to get a project of this size off the ground. Now, in reality, Stages 0,1 could be done from anywhere in the word really, at a real stretch, stage 2. But site visits and visible work would have to start happening in order for the later stages to progress. That would mean the hiring of a company in order to do it.

Thats my thoughts on it anyway. they may have a way of doig all this and keeping it really, really quiet, but if they have it's a new on on me and would n't align wit the riba stages>

Esk don't be daft I was joking back to redevelop the G O L is it feasible to do a deal to play our home games at anfield for two seasons while the ground was demolished and rebuilt or is the land factor space wise there?
The other problem is the other lot would want top rent and even I would begrudge that - even as a kid Goodison was a mare of a ground to get to when public transport was great maybe the move is the correct thing imo I did a ground tour and everything seat wise looked cramped, seeing photos of a seat behind a post etc
