The second choice isn't even worth considering unless you're the council who I personally think would love that
 

Esk and Jacko 93 are adamant that an agreement with Peel is already in place and, whilst I'm not disputing this, it can only be a handshake agreement or, at best, an option to buy. There's no way the club would commit to purchase without planning consent but, equally, there's also no way they would go through the considerable cost of planning application without the knowledge that there was a deal on the table. So I wouldn't worry too much about that side of it mate.

An agreement can and often does include a contingency for planning consent. Because they dont have planning consent yet does not have any bearing on any agreement and whether its a solid agreement or not. As this isnt like buying a car, where you sign a simple agreement and handle over money to receive the car right there, it doesnt follow the same rules. Land agreements just about always include contingencies about getting approval for their plans before it consumates. It could be an 80 page agreement, absolutely rock solid with no ability for either party to walk out, except based on the results of the planning commission.

Think about it this way. If YOU were an owner, first, would you be willing to just have a handshake agreement over the ideal site for the future of your team for the next 50 years, knowing someone else can walk up and take it, or would you want a rock solid contract? Second, if you were drawing up a contract, would you not put in it a contingency requiring planning commission approval? You would do both, and thats why just about all big development contracts do.

I actually think if there was any real objection to the docks site, we'd have heard about it by now. Details of the stadium are still unknown, but it's well known that we are considering the dock site. Therefore any objections should've surfaced by now.

Dare to dream, of course, but for me at least I can see why jags is urging a touch of caution.

well thats over the top...those would be just fantacies. but it all points to certain direction. too much info out there already.
we might not know where we are at the moment but we know where we are heading to--does that make sense xxxx..probs not x

It's been a good 30 years since I was so optimistic regarding EFC. Look at the progression made in the last few months as opposed to going seemingly backwards for two years - Things seem to be inching forwards for a change.

As for the "artists impressions" - these are actual existing stadiums......
 
A few images of jazzy modern stadiums I thought I would share.

First up - This is the Arena Panatal, Cuiba, Brazil. One of the venues for the 2014 World cup. Current capacity - 44,003. ( I would not of course, sanction anything less than 60, 000 capacity for Everton with easy expansion if need be, but this ground really caught my eye).

Got a very familiar old-school 4-stand design to it, but I really like the wraparound exterior and the frankly boss lighting system, which uses the clean lines of the stadium outline in a clever and unique way.

On planning permission, as long as the site is financially viable and structurally viable (e.g. It won't fall into the Mersey) then I have very little doubt we'll have an issue. Yes, it may take some negotiation and time over certain issues but at the end of the day, nothing will stop a 300mm pound development which will envigorate Liverpool

Listen, I am as excited as most on here about the possibilities of a new stadium and dearly wish that it truly comes to pass.
It's just that this whole saga has developed a massive momentum of its own and it's frightening me that in reaching for the stars we will end up with one massive anti climax.

Not sure 'dangerous waters' fits tbh.
There will be massive fume if this fails and even greater fume if SC is put in front of us.
Moshiri will be ok IF the reason for failing is totally out of his hands. I don't believe he would be pictured outside BMD without the full knowledge that he was going to be successful. He would have no reason on earth to put himself in that position.

Nothing to do with Koeman ... he probably will be off before we move anyhow.

But if we do fail due to lack of funding being in place at the right time then all hell will break loose. He will be seen as BK no.2.

And no to SC as second choice.

...I think many of the comments are a bit tongue in cheek. It will be a let down if things don't materialise but we are Evertonians after all.
